The Savigny market is that of an outer-suburban Paris commune carried by the RER. With an average price of around 3 006 €/m² for an apartment, Savigny-sur-Orge sits in the middle of the Essonne communes served by RER line C, below Massy and the ring around the Saclay plateau. Volume is modest for the population: only 179 apartment sales a year, the commune being overwhelmingly detached housing.
The gap between districts is the striking fact: more than 100 % separates Cherchefeuilles from Grand-Vaux. The detached housing of the plateau holds the top of the market, the town centre and Le Coteau form the base, and the two social housing districts of the south-west close the ranking. Three districts should be read with caution, for lack of volume: Les Gâtines, whose fall of 17,3 % over twelve months rests on 6 annual sales, Champagne, which loses 11,4 % on 15 sales a year, and Cherchefeuilles, flat on 17 sales a year. The town centre, with 59 annual sales, is the only district whose trend rests on a truly solid sample.
With an average price of around 3 006 €/m², Savigny-sur-Orge sits below the most expensive French cities but at the level of the regional metropolitan areas. Its direct link to Paris on RER line C and its detached housing fabric make it an outer-suburban commune with a steady market.
Savigny-sur-Orge stayed a village of the valley until the railway arrived in 1888. The manorial estate and its château then looked out over a few hundred inhabitants, fields and woodland. The château still stands: it houses the Jean-Baptiste-Corot secondary school, one of the best-known landmarks of the commune.
The station changed everything. Detached housing estates spread over the plateau from the 1920s onwards, avenue after avenue, in a fabric of houses on small plots that still makes up most of the Savigny landscape today. The large estates came next, over some fifteen years: Grand-Vaux between 1960 and 1966, Clair Village between 1967 and 1971, Les Prés-Saint-Martin between 1970 and 1972. The Gâtines development zone, completed in 1992, closed the cycle with 360 detached houses in the north-west.
The geography of prices follows that history. The detached housing of the plateau, from Cherchefeuilles to Champagne, holds the top of the market between 3 268 and 3 723 €/m². The town centre and Le Coteau form the base, at around 3 350 to 3 400 €/m². Les Rossays, to the south, and above all Grand-Vaux, where urban renewal is under way, close the ranking. The gap between the most expensive district and the most affordable exceeds 100 %.
The Savigny market is first of all a Paris region market. The RER line C station puts Paris 20 to 25 minutes away, which attracts first-time buyers and families looking in the Essonne for floor area out of reach in the capital or the inner suburbs. The detached house remains the benchmark property, and apartment demand is concentrated in the town centre and around the station. To that are added local buyers, working people from the Orly employment area and the Orge valley, and investors targeting the rental demand tied to the RER.
The average price in Savigny-sur-Orge is 3 006 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 191 to 3 673 €/m² depending on the district. Property portals show asking prices, 10 to 20 % above the prices actually recorded.
No, the gap is very marked. Cherchefeuilles, on the plateau, shows the highest average price, around 3 723 €/m², while Grand-Vaux, to the south-west, sits at around 1 835 €/m², that is more than twice less. Between the two, the town centre and Le Coteau sit at around 3 350 to 3 400 €/m².
The commune combines a direct link to Paris on RER line C in 20 to 25 minutes, a dense detached housing fabric that offers floor area with a garden, and prices well below those of the inner suburbs. The A6 motorway runs along the commune to the west and Paris-Orly airport is 5 km away.
Over five years, the average price is up around 4 %, with a peak in 2022 followed by an easing. Over the last twelve months, the commune is flat. The movement is not uniform: Grand-Vaux and Le Coteau are rising while Champagne and Les Gâtines fall, on lower sales volumes.
The town average is not enough: start from the price in your district, then adjust for the year of construction, the condition, the energy rating, the floor, the presence of a lift, a parking space or outdoor space, and the walking distance to the station.
