The town centre of Soissons is the historic core within the walls, inside the limits of the former ramparts. It runs from avenue du Mail to the west as far as rue Saint-Martin and the belfry to the east, by way of the Saint-Gervais-et-Saint-Protais cathedral, Les Cordeliers and the porte Hozanne. Five street references have been checked here by point-in-polygon: rue Saint-Martin, boulevard Jeanne-d'Arc, rue du Beffroi, rue Charpentier and rue de la Bannière.
The statistical boundaries split it into three numbered sectors that nothing distinguishes by a name in daily use. They are brought together here because they form one and the same centre: the south towards avenue de Château-Thierry and rue Ernest-Lavisse, the north around avenue du Mail and Les Cordeliers, and finally the medieval core, between place du Cloître, rue des Minimes and the rempart Saint-Martin.
The district sits at 1 686 €/m², at the level of the communal average, but it carries eighty-two apartment sales a year, that is 58 % of the Soissons market. Its range runs from 1 378 to 2 013 €/m². It gains 7 % over five years and 1 % over twelve months.
The town centre is the Soissons market, quite simply: close to six apartment sales out of ten take place there. The profile is that of buyers looking for heritage, shops and services on foot, in a fabric where medieval stock, the nineteenth century and the reconstruction after 1918 meet from one street to the next. It is that juxtaposition that explains a wide range, from 1 378 to 2 013 €/m²: two buildings on the same street can be worth two and a half times one another depending on their period and their condition. The structure by property type is on the other hand very tight, from 1 743 €/m² for T2 units to 1 604 for T4 units and larger. In Soissons it is not the floor area that makes the price, it is the condition of the property.
The average price in Centre-ville is 1 686 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 378 to 2 013 €/m² depending on the building, the floor and the condition.
It occupies the historic core within the walls, inside the limits of the former ramparts, from avenue du Mail to the west as far as rue Saint-Martin and the belfry to the east. It takes in the cathedral, Les Cordeliers, the porte Hozanne, place du Cloître and the rue Ernest-Lavisse sector to the south.
Because the district sets three periods of construction side by side. Medieval stock, nineteenth-century buildings and the reconstruction that followed the destruction of the First World War meet there from one street to the next. Its range, from 1 378 to 2 013 €/m², is the widest in the commune: here the period and the condition of the property count more than the address.
Because that is where the flat stock of Soissons is. Eighty-two apartments change hands there each year, that is 58 % of the communal market, a level of concentration well above what is seen in towns of the same size. The four other districts together account for fifty-seven.
It is the most reliable in the commune. With eighty-two sales a year, the average price rests on the broadest sample in Soissons, and the rise of 7 % recorded over five years is not statistical noise. The range of 1 378 to 2 013 €/m² covers the middle half of the sales.
