Market trends and analysis for Soissons

The Soissons market is that of an affordable provincial town making up lost ground. With an average price of around 1 675 €/m² for an apartment and one hundred and forty-three sales a year, Soissons sits in the lower half of towns of thirty thousand inhabitants, but it gains 10 % over five years, the best rise among the communes opened recently. The easing of 3,7 % over twelve months shows that this movement is running out of steam.

What sets Soissons apart is the concentration of its market. The historic centre within the walls alone carries eighty-two of the one hundred and forty-three annual apartment sales, that is 58 %, a level well above what is seen in towns of the same size. Four sectors of the commune, Presles, Longues Baies, Saint-Crépin and Chevreux, conversely total five sales a year and cannot carry a reliable price. Two published districts remain low in volume, Maupas with five sales a year and a series missing two vintages, and Saint-Médard with nine: their pages say so and refer back to the long-run average.

The history of Soissons

Soissons was a capital before it was a sub-prefecture. Clovis made it the seat of his kingdom at the end of the fifth century, and the episode of the vase recounted by Gregory of Tours attached his name to the town for ever. The Frankish kings are buried there in the crypt of the Saint-Médard abbey, whose name the district still carries.

The Middle Ages built three religious complexes there that still shape the town: the Saint-Gervais-et-Saint-Protais cathedral, the Saint-Léger abbey now a museum, and above all the Saint-Jean-des-Vignes abbey, whose facade and two towers remain the silhouette of Soissons. The First World War, with the Chemin des Dames front close by, badly damaged the town, which was largely rebuilt afterwards. That explains a centre where medieval stock, the nineteenth century and the reconstruction meet from one street to the next.

The geography of prices is tight. The La Gare district holds the top of the market at 1 830 €/m², ahead of the town centre at 1 686 and Saint-Waast at 1 684. Saint-Médard is at 1 492 and Maupas closes the ranking at 1 262. From first to last, the gap reaches 45 %, but in absolute terms it represents only five hundred and sixty-eight euros per square metre.

Who buys in Soissons

Soissons is the only commune in this market to rise markedly over five years, by 10 %. The movement is explained by the starting level: at 1 675 €/m², the town remains one of the lowest entry points an hour by train from Paris, and that affordability attracts both local households and buyers from further afield. The market profile is that of a classic provincial town, with a historic centre that concentrates 58 % of the apartment sales and more affordable faubourgs. Houses trade there at 1 849 €/m², 10 % above apartments, on ninety-two sales a year: the two markets are close, which makes the trade-off between them more open than elsewhere. The point to watch is the easing of 3,7 % over twelve months, which shows that the rise is running out of steam.

Frequently asked questions

The average price in Soissons is 1 675 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 333 to 2 049 €/m² depending on the district. Property portals show asking prices, 10 to 20 % above the prices actually recorded.

No, the gap reaches 45 % between the most expensive district and the most affordable. The La Gare district shows the highest average price, around 1 830 €/m², while Maupas sits at around 1 262 €/m². Between the two, the town centre is at 1 686 €/m², Saint-Waast at 1 684 and Saint-Médard at 1 492. In absolute terms, the total gap represents only five hundred and sixty-eight euros per square metre.

Because their apartment market cannot be measured. Presles, Longues Baies, Saint-Crépin and Chevreux together total five apartment sales a year, and Chevreux records none over two years. Publishing an average price on such volumes would give an appearance of reliability to a figure that has none. The five districts covered represent 98 % of the measured market of the commune.

It rises over the long run and pauses in the short term. Over five years, the average price gains around 10 %, the strongest rise among the communes we have opened recently. Over the last twelve months, on the other hand, it loses 3,7 %. The underlying movement remains a recovery from a low level.

The two markets are closer than elsewhere. Houses trade there at 1 849 €/m², that is 10 % above apartments, on ninety-two sales a year against one hundred and forty-three for apartments. That narrow gap makes the trade-off more open: in Soissons, the choice is settled more on floor area, plot and condition than on the price per m².

Start by placing the property inside or outside the former ramparts: the historic centre within the walls concentrates 58 % of the sales and trades above the western faubourgs. Then look at the period of construction, because the centre sets medieval stock, the nineteenth century and the reconstruction after 1918 side by side, in very different conditions. Then adjust for energy performance and parking. The Immover valuation tool draws on the sales actually recorded closest to your address.
