Market trends and analysis for Vigneux-sur-Seine

The Vigneux market is that of an outer-suburb commune on RER line D. With an average price of around 3 030 €/m² for an apartment and 101 sales a year, Vigneux-sur-Seine sits well below the inner suburbs, while remaining above the Essonne communes further from Paris. The ranking of districts is tight, only 13 % between first and last.

The striking fact is not that ranking, it is the direction of the market. The average price eases back by 8 % over five years, and all six published districts ease over the period, from -3 % in La Gare to -12 % in Pasteur. The rebound of 2,7 % over the last twelve months does not close that gap. Two districts moreover remain below ten apartment sales a year, Le Lac and Pasteur: their annual movements, +17,4 % and -8,2 %, are statistical noise. On those two pages, take the average of the last two years rather than the latest one.

The history of Vigneux-sur-Seine

Vigneux-sur-Seine developed on the left bank of the Seine, between Draveil and Montgeron, on the hinge between the valley and the plateau. Long a village of winegrowers, hence its name, the commune was transformed in the twentieth century by the working of the sand pits of the Seine valley, which dug out the stretches of water known today as the Vigneux lakes.

The arrival of the railway and then of RER line D did the rest. The commune took in the large estates of the 1960s and 1970s, in Les Bergeries, La Croix Blanche and La Prairie de l'Oly, and the detached housing estates that surround them. The former sand pits have been converted into a leisure park, and the La Croix Blanche district is today the subject of an urban renewal project awarded the Region's innovative and ecological neighbourhood label in November 2025.

The geography of prices is tight. La Gare and Les Bergeries hold the top of the market at 3 123 €/m², Le Lac follows at 3 075, La Croix Blanche at 2 974, Pasteur at 2 816 and Les Castors close the ranking at 2 768. Between first and last there is only 13 %: in Vigneux, the gap is played out less between districts than between properties.

Who buys in Vigneux-sur-Seine

The Vigneux market is an outer-suburb market, carried by RER line D and by households looking for floor area at a reasonable distance from Paris. First-time buyers are numerous there, with an entry ticket far below that of the Hauts-de-Seine or the Val-de-Marne. Houses, at 3 488 €/m², trade 15 % above apartments, a moderate gap that reflects an abundant stock of detached housing. The point to know before buying or selling lies elsewhere: the market eases back by 8 % over five years, and all six districts are easing.

Frequently asked questions

The average price in Vigneux-sur-Seine is 3 030 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 611 to 3 415 €/m² depending on the district. Property portals show asking prices, 10 to 20 % above the prices actually recorded.

The gaps are moderate: 13 % separates the most expensive district from the most affordable. La Gare and Les Bergeries sit at around 3 123 €/m², Les Castors at around 2 768 €/m². Between the two, Le Lac, La Croix Blanche and Pasteur sit within a band of 260 euros. In this commune, the condition of the property and its energy performance weigh as much as the address.

It is easing back. The average price loses around 8 % over five years, and all six districts of the commune are pointing down over the period, from -3 % to -12 %. Over the last twelve months, the commune regains 2,7 %, but that rebound does not make up for the underlying fall. It is a point to build into a valuation, whether selling or buying.

Because the data is missing. The Louis Armand sector records no geocoded transaction of any type, and La Prairie de l'Oly a single apartment sale over two years: its stock is social and rented, therefore almost absent from transactions. These sectors are covered with the neighbouring district they are attached to, La Gare for the first, Les Bergeries for the second.

The district gives a base, but it is not enough in a commune where the gaps are 13 %. It is the year of construction, the condition, the energy performance, the floor, the presence of a lift and parking that make the difference, along with the real distance to the RER line D station.
