Le Lac occupies the north-east of Vigneux-sur-Seine, between the Seine and the stretches of water that give the district its name. Those lakes are not natural: they are former sand pits, dug in the twentieth century to supply the building sites of the Paris region, then converted into a leisure park.
Quai des Tilleuls, rue du Château, avenue Henri-Barbusse and rue du Vieux-Logis form its backbone. The perimeter takes in the Les Briques Rouges sector, named in the statistical label. It is the part of the commune most turned towards the water, with the banks of the Seine on one side and the lakes on the other.
On the market, Le Lac sits at 3 075 €/m², 1 % above the communal average, on only eight apartment sales a year. The district eases back by 10 % over five years. Its apparent rise of 17,4 % over the last twelve months should be read with the greatest caution: on eight annual sales, it reflects the mix of the year's transactions and not a market movement.
Le Lac attracts buyers who care about the setting: it is the only sector of Vigneux where people buy for the view and the proximity of the water, with the leisure park and the banks of the Seine within walking distance. The stock is mixed, between small blocks of flats and waterside detached housing. Large units show a very low price there, 1 354 €/m² for T4 units and larger, but that figure rests on a very small number of sales and should not be read as a market value.
The average price in Le Lac is 3 075 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 877 to 3 505 €/m² depending on the building, the floor and the condition.

They are former sand pits. The Seine valley was worked in the twentieth century to supply aggregates to the building sites of the Paris region, and the excavations left by that activity were flooded and then converted into a leisure park.
With caution over the short term. The district counts only eight apartment sales a year: the rise of 17,4 % shown over twelve months reflects the mix of the year's handful of sales, not a trend. Take instead the easing of 10 % over five years, consistent with the general direction of the commune, and the average of the last two years.
