La Garenne occupies the south-west of Yerres, beyond the railway corridor. The rue Jean-Jaurès is its artery, with three hundred and thirty-six transaction records, the best supplied street in the whole town. The avenue Pasteur and the rue Pierre-Brossolette complete it, both checked point-in-polygon.
The area is a dense fabric of low-rise detached housing, its streets named after writers and scholars: Molière, Boileau, Voltaire, Danton, Claude-Monet, Guillaume-Budé, docteur-Charcot. The town groups it with les Taillis under a single district council, and the statistical label does the same. There is in Yerres neither a rue de la Garenne nor a rue des Taillis: the name of the district therefore comes from those two labelling sources, not from a landmark on the ground, which this page states rather than passes over in silence.
The district sits at 4 137 €/m², 34 % above the town average: it is the highest price in Yerres. It records, however, only seven apartment sales a year, and its range runs from 3 839 to 4 507 €/m².
La Garenne is the most expensive part of Yerres, and it is first of all a house market. The fabric is low-rise detached housing, with a few small apartment blocks slotted in: only seven apartment sales a year are recorded there, the lowest volume in the town alongside Grosbois. The breakdown by layout type is unusual and confirms it: T2 comes out at 4 730 €/m² and T4 and larger at 4 103, while T3 falls to 3 774. In other words, there is no buy-to-let logic here, but a small number of quality properties in a quiet residential setting. If your project involves a house, the local market is far deeper than the apartment figure lets on.
The average price in La Garenne is 4 137 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 3 839 to 4 507 €/m² depending on the building, the floor and the condition.
The district occupies the south-west of the town, beyond the railway line, around the rue Jean-Jaurès, the avenue Pasteur and the rue Pierre-Brossolette. It takes in les Taillis, which the town groups with it under a single district council.
The name comes from two matching sources, the Taillis-Garenne district council of the town of Yerres and the label used in the statistical breakdown drawn up by INSEE, the French statistics institute. There is on the other hand neither a rue de la Garenne nor a rue des Taillis in the town: unlike the other districts here, the name is not anchored by a street, and we prefer to say so.
The level is, but the sample is narrow: only seven apartment sales a year. The 3,7 % dip recorded over twelve months is statistical noise. Keep the 3 % fall over five years, calculated on a complete series, and bear in mind that this is above all a house market.
Because it is the most residential part of the town: a dense fabric of low-rise detached housing, away from the main roads, where the few apartments put up for sale are quality properties. Its average price is 34 % above that of the town and 50 % above that of Gambetta.
