The history of the district

Courteille occupies the east of Alençon, on either side of the railway, and it has three faces. The first is old Courteille, on the bank of the Sarthe, with its church of Saint-Roch and its rue de l'Église, which keeps the layout of a former suburb. The second is the Aviateurs area, to the north-east, whose streets carry the names of Guynemer, Hélène Boucher, Blériot, Roland Garros and the Montgolfier brothers. The third is the Point du Jour, around its square, which concentrates the facilities of the district.

It is that third area that gives the district its unity: there stand the Courteille media library, the community centre, the Point du Jour primary school and a France Services public office at 28 rue de Vicques. The fact that those facilities carry the name of Courteille rather than that of the Point du Jour is what settled the name kept for this page. Five streets were checked by point-in-polygon: the avenue de Courteille, the place du Point du Jour, the rue de Vicques, the rue Georges-Guynemer and the rue de Cerisé. Transactions are concentrated very largely on the avenue de Quakenbrück.

The district is home to Les Bains-Douches, a contemporary art venue installed since 2011 in the former municipal public baths of 1931. It is classed as a priority urban policy area, and it benefited from the national urban regeneration programme completed in 2017, whose stated aims for this area were the restructuring of the Guynemer sector, a stronger draw for the place du Point du Jour, and an urban stitching towards the town centre through the redevelopment of the railway site.

One fact deserves to be noted, because it is counter-intuitive: the priority area and the market area of Courteille barely overlap. The priority area is concentrated on the Aviateurs sector, which records only one apartment sale a year, while the other twenty take place at the Point du Jour. The district sits at 964 €/m², 19 % below the town-wide average, which makes it the most affordable price in Alençon. It records twenty-three apartment sales a year, the second volume in the town. It gains 6 % over five years but falls back 12,3 % over twelve months.

Who buys in Courteille

Courteille is the most affordable entry point to the Alençon market, at 964 €/m², and it is the second district in the town by sales volume, with twenty-three transactions a year. That is a rare combination: elsewhere in Alençon, the cheap areas are also those where there is nothing to buy. The buyer profile is that of the local first-time buyer and of the investor looking for yield, with a studio at 1 212 €/m² and a 2-room flat at 1 257, against 783 for a 4-room flat or larger: the gap between small and large units reaches 61 %, the widest in Alençon. Two points call for care. The first is the 12,3 % fall over twelve months, the sharpest in the town, while the five-year trend stays positive at 6 %. The second is the mixed nature of the district: between old Courteille on the bank of the Sarthe, the Aviateurs classed as a priority area and the Point du Jour where most sales take place, you have to reason by address and not by average.

Frequently asked questions

The average price in Courteille is 964 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 780 to 1 163 €/m² depending on the building, the floor and the condition.

At 964 €/m², it is 19 % below the town-wide average and 36 % below Villeneuve. The district is classed as a priority urban policy area and its stock includes a large share of social housing. It does, on the other hand, have the advantage of volume: twenty-three apartment sales a year, the second market in the town, which is not the case for the other affordable areas.

No, it is covered here, and the name of Courteille was kept for a simple reason: the media library and the community centre set up on the place du Point du Jour call themselves « de Courteille ». Courteille is the encompassing name. The Point du Jour is, on the other hand, the area where twenty of the twenty-three annual sales of the district take place.

No, and that is a counter-intuitive point. The priority area is concentrated on the Aviateurs sector, to the north-east, which records only one apartment sale a year. Most of the market of the district, twenty sales out of twenty-three, takes place at the Point du Jour, outside that perimeter. The price shown therefore describes mainly that latter area.
