Croix-Mercier is the military district of Alençon, or rather the one the army shaped. At 45 bis rue de la Demi-Lune stands the former cavalry barracks, converted in 1889, which first took the name of Valazé and housed the 29th Dragoons from 1890 to 1892, then the 14th Hussars from 1893 to 1914. That regiment was commanded from January to September 1903 by Colonel Hubert Lyautey, and it is from him that the site takes the name by which it is still known. Five hectares, up to one thousand four hundred men and one thousand horses. The place is today the Hôtel du Département of the Orne.
One confusion has to be cleared up here, because it traps even automated tools: the district takes its name from the barracks, not from a street. The rue du Maréchal-Lyautey in fact lies about one kilometre seven hundred metres to the east, in the Courteille district. That is why this page is published under the name of Croix-Mercier, which is the name of the municipal district council and of the community centre of the area.
The district is also home to the Halle aux Toiles, on the cours Clemenceau, despite the fact that official statistics give that name to the neighbouring IRIS statistical unit. On the place Auguste-Poulet-Malassis sit France 3, L'Orne Hebdo and the local edition of Ouest-France. Five streets were checked by point-in-polygon: the boulevard de Strasbourg, the rue d'Argentan, the place Poulet-Malassis, the boulevard du Premier-Chasseurs and the rue de la Demi-Lune. Transactions are concentrated on the rue de l'Écusson, the boulevard de Strasbourg and the boulevard du Premier-Chasseurs.
The district sits at 1 132 €/m², 5 % below the town-wide average. It records fifteen apartment sales a year, the third volume in the town. It gains 21 % over five years, the second strongest rise in Alençon, and it is flat over twelve months, at -1 %.
Croix-Mercier is the district of transition between the centre and the north of Alençon, and that is what makes it a good compromise. At 1 132 €/m² it sits slightly below the town-wide average, but it gains 21 % over five years, the second strongest rise in the town, on a volume of fifteen annual sales that makes the measure credible. The stock is varied, which is what the wide range of 848 to 1 446 €/m² says: suburban blocks along the boulevards, quieter residential fabric towards the north, and the site of the former barracks turned departmental administrative hub. The buyer profile is that of households wanting to stay within walking distance of the centre without paying its price, and of investors drawn by the proximity of public-sector jobs, the Hôtel du Département and the newsrooms on the place Poulet-Malassis being among the employers of the area. It is the district where the size gradient most favours small units, with a 2-room flat at 1 324 €/m² against 1 021 for a 3-room flat.
The average price in Croix-Mercier is 1 132 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 848 to 1 446 €/m² depending on the building, the floor and the condition.
Because « Lyautey » here refers to the former cavalry barracks at 45 bis rue de la Demi-Lune, where Colonel Hubert Lyautey commanded the 14th Hussars in 1903, and not to an inhabited district. The rue du Maréchal-Lyautey, for its part, lies about one kilometre seven hundred metres to the east, in the Courteille district. Croix-Mercier is the name of the municipal district council and of the community centre of the area.
It is today the Hôtel du Département of the Orne. The site, converted into cavalry barracks in 1889, covered five hectares and could house up to one thousand four hundred men and one thousand horses. It housed the 29th Dragoons from 1890 to 1892, then the 14th Hussars from 1893 to 1914.
It is one of the best compromises in the town: 1 132 €/m², slightly below the town-wide average, with the second best five-year rise, 21 %, and fifteen annual sales that give reasonable visibility. Small units hold their value better here than elsewhere, with a 2-room flat at 1 324 €/m² against 1 021 for a 3-room flat, and the area benefits from the proximity of departmental public-sector jobs.
