Le Noyer Renard occupies the west of Athis-Mons. The housing estate was built there in the 1960s, away from the old village, on the farmland of the plateau. Designated a priority neighbourhood, it was the subject of an urban renewal programme launched in 2006 with the national urban renewal agency and completed in 2017.
The scheme, inspired by the garden-city model, redrew the street layout, opened the district up to the rest of the town, demolished and rebuilt part of the housing stock and restructured the retail offer. The area is laid out around the rue du Noyer-Renard, the rue des Froides-Bouillies, the rue Georgette-Claus, the rue de l'Épinette and the avenues Jean-Jacques-Rousseau and Condorcet.
On the market, Le Noyer Renard sits at around 3 473 €/m² for an apartment, on about 19 sales a year. The district gains 13,7 % over twelve months, the second strongest rise in the town, and is back at its level of five years ago. The completed renewal explains part of that movement.
Le Noyer Renard attracts first-time buyers and families looking for refurbished or recent housing at a price below that of the plateau, in a district whose image has changed with the urban renewal programme. Investors find yields there above the town-wide average. Demand focuses on three and four-room flats, rarer elsewhere at this price level.
