Athis-Mons was born of an addition: the merger, on 6 August 1817, of two farming villages, Athis on the plateau and Mons on the bank of the Seine. The town has kept a two-headed geography from it, between a suburban upper town and a lower town of river and railway.
The railway did the rest. The Paris to Bordeaux line, opened in 1841, then the Juvisy marshalling yard, laid out between 1864 and 1884, drew railway workers and factory hands into the lower plain. The twentieth century added two cumbersome but structuring neighbours: the nationale 7 trunk road and Paris-Orly airport, 13,6 % of whose footprint lies within the town's boundaries. The Noyer Renard housing estate, to the west, was built in the 1960s and then renewed by a programme completed in 2017.
The geography of prices follows that relief. Le Plateau and La Plaine Basse hold the top of the market, at around 3 640 to 3 650 €/m². The renewed Noyer Renard, Mons and the town centre form the middle band, between 3 255 and 3 473 €/m². Le Val d'Athis, Le Clos Perault and La Pyramide bring up the rear, between 2 389 and 2 726 €/m². The gap between the most expensive and the most affordable district reaches 53 %.
The Athis-Mons market is that of an accessible inner-suburb town south of Paris. Buyers are first of all first-time buyers and families from the Paris region looking for floor space out of reach in Paris or in the Hauts-de-Seine, three quarters of an hour door to door from the centre of the capital on the RER C or the T7 tram. To them are added staff from the Orly airport hub and the neighbouring business parks, and investors drawn by rental yields higher than those of the inner suburbs. The detached house dominates on the plateau, apartments in the housing estates and in the plain.
