The Alouettes district, in the north of Aurillac. Google Maps.
Alouettes occupies the north and north-west of Aurillac, between the château Saint-Étienne, which looks over the town from its hill, and the Jean-Alric stadium, about nine thousand seats, home to the rugby club. The municipal district council groups under this sector le Stade, les Alouettes, Massigoux and the Château Saint-Étienne.
Five streets were checked point-in-polygon: the rue de l'Égalité, the rue Louis Debrons, the rue de Versailles, the rue du Château Saint-Étienne and the rue des Alouettes. The boulevard Antony Joly, which runs along the stadium, is 91 % within the sector. The area is balanced between houses and apartments, with a large share of green space.
This page also covers the Zone Verte, the residual peri-urban statistical zone that wraps around the town over 7,4 kilometres by 6,2 for 1 420 residents, and which records only one apartment sale a year. That label is used by no resident and by no one at the town hall: it exists only in the statistical nomenclature. Its sales are concentrated on the rue Yves du Manoir and the rue Pierre de Coubertin, in the sports sector that the district council attaches to les Alouettes.
The district sits at 1 412 €/m², 3 % above the town average. It records forty apartment sales a year, the fourth largest volume in the town. It gains 1,7 % over twelve months but loses 6 % over five years: it is the only sector in Aurillac falling back over five years.
Alouettes is the family district of northern Aurillac, with a high share of owner-occupiers, an almost perfect balance between houses and apartments and a well-stocked offer of local shops. It attracts those who want amenities and green space without moving away from the centre, about fifteen minutes on foot. With forty apartment sales a year, it is the fourth market in the town by volume, which makes resale easy to read. The point to know is its trajectory: the sector loses 6 % over five years, the only such case in the town, while the town gains 8 %. It has therefore not followed the general rise, which can be read as ground to make up or as a signal of weaker demand, depending on the address.
The average price in Alouettes is 1 412 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 068 to 1 639 €/m² depending on the building, the floor and the condition.
It is the only district in Aurillac in that position: it loses 6 % while the town gains 8 %. The sector stayed flat in current euros while the rest of the town moved up. Over twelve months, on the other hand, it regains 1,7 %. With forty sales a year, the measurement is solid: it is not an artefact of volume.
It occupies the north and north-west of the town, about fifteen minutes on foot from the centre. The château Saint-Étienne and the Jean-Alric stadium are its two landmarks. The Trans'cab network links it to the town centre.
It is covered in this page. The Zone Verte is a peri-urban statistical zone that wraps around the town and records only one apartment sale a year: no reliable price can be drawn from it, and the name is used neither by the town hall nor by residents. Its sales are concentrated in the sports sector, attached to les Alouettes by the district council.
