République occupies the centre of Aurillac, between the place du Square, the law courts and the rue des Carmes, the main shopping street of the town. It is the district of services, public offices and town-centre shops, the one people come to for their paperwork and their shopping.
Four streets were checked point-in-polygon: the rue des Carmes, the rue du 14 Juillet, the rue du Général d'Estaing and the rue du Professeur Henri Mondor. Sales in the sector are concentrated on the avenue de la République, the rue Paul Doumer and the rue Éloy Chapsal. The municipal district council also attaches le Square, les Pupilles, le Pont Rouge and Aristide Briand to it: those sectors live in the body of this page or in their own page.
The district sits at 1 539 €/m², 13 % above the town average, which makes it the highest price in Aurillac. It records sixty-seven apartment sales a year, the largest volume in the town. It gains 13 % over five years and 2,6 % over twelve months.
République is the benchmark district of Aurillac, at once the most expensive and the most active: sixty-seven apartment sales a year, a fifth of the transactions in the town. It is the sector for working people and public sector staff who want everything within walking distance, and for buy-to-let investors, carried by studios and T1 units at 1 726 €/m², the highest level in the town for that layout type. The volume makes resale easy to read, which is not the case everywhere in Aurillac. The point to know is that here you pay in floor area: for the same budget, the same sum buys markedly more space in Saint-Géraud, two hundred metres away.
The average price in République is 1 539 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 203 to 1 871 €/m² depending on the building, the floor and the condition.
Because it brings together what makes a town centre valuable: the public offices, the law courts, the shopping street of the Carmes and a building stock generally better kept than in the neighbouring medieval heart. At 1 539 €/m², it is 13 % ahead of the town average and 28 % ahead of Saint-Géraud, its immediate neighbour.
It is the most liquid sector in the town, with sixty-seven apartment sales a year, and the one where small units hold their value best: 1 726 €/m² for a studio or a T1, against 1 549 across the town. Rental demand there is supported by the public offices and by the town-centre shops.
The place du Square straddles both: it falls 59 % within République and 41 % within Saint-Géraud. The municipal district council places it with République, which we follow here. In practice, the addresses around the square may belong to either market.
