The price gains 8 % over five years and 1,9 % over twelve months: the rise is real but slow, and the market has seen no turnaround.

The gap between districts, 37 %, stays moderate, and the ranking is surprising. The administrative centre of République and the Limagne hillside carry the top of the market, at around 1 530 €/m². The medieval heart of Saint-Géraud, eighth out of ten at 1 205 €/m², and the social housing districts of the south close the range, Marmiers at 1 122. The history of Aurillac

Aurillac was born around a monastery. Count Géraud, recorded from 856 onwards, founded a Benedictine abbey dedicated to Saint Peter and Saint Clement around 885, from which the present Saint-Géraud abbey church descends. The town became the capital of the Haute-Auvergne, then the prefecture of the Cantal in 1794. Excavations carried out in 2013, ahead of a housing scheme, uncovered a subsoil that tells fifteen centuries of history around the abbey: they are the origin of the regeneration programme of the Saint-Géraud district, place Saint-Géraud and rue du Monastère.

The town sits at about 680 metres of altitude, in a sedimentary basin at the foot of the Cantal mountains, crossed from south to north by the Jordanne. The château Saint-Étienne looks over the urban fabric to the north. The Jean-Alric stadium, about nine thousand seats, anchors rugby in the life of the town, and the international street theatre festival fills it every late August since 1986.

The geography of prices does not follow the picture postcard. The medieval heart, around the abbey church, is the cheapest sector of the centre. It is République, the administrative and shopping centre around the place du Square and the rue des Carmes, and Limagne, the hillside of detached houses in the north-east, that carry the top of the market. The social housing districts of the south, Marmiers first among them, close the range. In Aurillac, the ranking reads through the quality of the building stock, not through the distance to the centre.

It attracts first-time buyers and public sector staff in the centre and in Saint-Eugène, families in the detached housing of Limagne, Ponétie and the west, and buy-to-let investors in the small units of the old centre. The second feature shapes how to buy: beyond the studio, floor area barely sets the price per square metre. The studio and the T1 come out at 1 549 €/m², but the T2 at 1 323, the T3 at 1 367 and the T4 and larger at 1 320 sit within 3,5 % of each other.
