The history of the district

Aristide Briand occupies the right bank of the Jordanne, east of the centre, and climbs towards the Puy Courny. The name comes from the avenue that shapes the sector, which usage has turned into the name of the district. The most photographed viewpoint in Aurillac is the one from the Pont Rouge over the old houses along the Jordanne, with the bell tower of Saint-Géraud behind.

Four streets were checked point-in-polygon: the boulevard du Pont Rouge, the rue des Visitandines, the rue du Puy Courny and the place du Champ de Foire. The avenue Aristide Briand itself is only 78 % within the sector: its far end tips into the peri-urban zone. Housing is mixed, flats along the avenue and houses on the hillsides.

The district sits at 1 509 €/m², 10 % above the town average, which makes it the third highest price in the town. It records eighteen apartment sales a year. It gains 9 % over five years but falls back by 15,8 % over twelve months: that figure is the strongest movement in the town and it rests on a narrow sample.

Who buys in Aristide Briand

Aristide Briand is a transition district, between the centre and the eastern hillsides. It attracts buyers who want to stay close to the centre without paying for its density, and who find here flats along the avenue and houses on the heights. Its market quirk is one of layout type: it is the only district in Aurillac where the large apartment sells for more per square metre than the small one, with a T4 and larger at 1 647 €/m² against 1 361 for a studio or T1. Demand there therefore focuses on family-sized units. The point to watch is volume: eighteen sales a year make the annual average unstable, and the fall shown over twelve months should be read with that caveat rather than as an underlying trend.

Frequently asked questions

The average price in Aristide Briand is 1 509 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 268 to 1 719 €/m² depending on the building, the floor and the condition.

That is what the recorded sales over twelve months give, but the figure rests on only eighteen annual transactions: a few atypical sales are enough to shift it. Over five years, the district gains 9 %. We publish both figures rather than pick the convenient one.

It is the only district in Aurillac in that position: the T4 and larger sells there at 1 647 €/m² against 1 361 for a studio or a T1. The explanation lies in the stock, made of family apartments on the eastern hillsides, often with a view and outdoor space, while the small units of the sector are concentrated along the avenue.

On the right bank of the Jordanne, east of the centre of Aurillac, around the boulevard du Pont Rouge, the place du Champ de Foire and the climb up the Puy Courny. It adjoins République to the west and Limagne to the north.
