The history of the district

Saint-Géraud is the founding district of Aurillac. Count Géraud founded a Benedictine abbey there around 885, dedicated to Saint Peter and Saint Clement, from which the present abbey church descends. The medieval heart of the town formed around it, a very dense fabric of narrow streets, between the rue du Monastère, the rue du Buis and the place de l'Hôtel de Ville.

Five streets were checked point-in-polygon: the rue du Buis, the rue des Forgerons, the rue du Collège, the rue du Monastère and the place de l'Hôtel de Ville. Archaeological excavations carried out in 2013, ahead of a housing scheme, uncovered a subsoil that tells fifteen centuries of history: they triggered the town's regeneration programme for the district.

The stock is overwhelmingly flats, around four homes in five, in small units and older buildings. The district sits at 1 205 €/m², 12 % below the town average, which makes it the eighth price out of ten. It records forty-five apartment sales a year, the third largest volume in the town, behind Saint-Eugène and République. It gains 9,2 % over twelve months but stays flat over five years.

Who buys in Saint-Géraud

Saint-Géraud is the paradox of Aurillac: the historic heart of the town is the cheapest sector of the centre, at 1 205 €/m², 28 % below République, its immediate neighbour. The explanation lies in the building stock, older, dense, in small units and often without a lift, in a sector being upgraded. It is the hunting ground of buy-to-let investors and of buyers who want space in the centre on a contained budget, provided they factor in the cost of the works. The district in fact recovers 9,2 % over twelve months, the third strongest upward movement in the town, which suggests the market is starting to price in the upgrade. With forty-five sales a year, liquidity is good.

Frequently asked questions

The average price in Saint-Géraud is 1 205 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 925 to 1 359 €/m² depending on the building, the floor and the condition.

Because its building stock is old, very dense, in small units and often without a lift. Saint-Géraud comes out at 1 205 €/m² while République, next door, comes out at 1 539, 28 % more. That is the opposite of what is seen in most French towns, where the historic centre carries the top of the market.

That is the direction of the local market. The district has been under upgrade since the archaeological excavations of 2013, and it recovers 9,2 % over twelve months. A property to renovate can be bought there well below the town average, but the works budget, in older buildings and often without a lift, has to be costed before committing.

Yes, overwhelmingly: about four homes in five there are apartments, in a dense medieval fabric. It is the third market in Aurillac by volume, with forty-five apartment sales a year, which makes resale easy to read.
