The Citadel, known as Terra Nova, is the Genoese town built from the fifteenth century onwards on the rock that overlooks the Vieux-Port. Enclosed within its ramparts, it was reserved for the governors and the administration of the island, while Terra Vecchia housed the Corsican population. Its lanes follow a regular grid layout, rare in a town of that period.
The district keeps the Governors' Palace, today the museum of Bastia, the Sainte-Marie church, a former cathedral, and the Sainte-Croix oratory. The Romieu garden, laid out in steps, links the upper town to the Vieux-Port. The rue Notre-Dame, rue du Dragon, rue Saint-Michel and rue Sainte-Croix form the residential grid, in a stock that is entirely old and protected.
On the market, the Citadel sits at around 3 320 €/m² for an apartment, above the town average, on a volume of around 24 sales a year that makes the average sensitive to recent transactions. The district has risen by around 24 % over five years, the fastest pace in Bastia.
The Citadel attracts buyers drawn by the character of the older buildings and by the view from the ramparts, as well as second-home buyers. Demand focuses on apartments with character, where refurbishment, the view and the access strongly shape the price. Supply is limited by the size of the district and by the constraints of protected buildings.
The average price at Citadelle is 3 320 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 408 to 3 934 €/m² depending on the building, the floor and the condition.
The Citadel, or Terra Nova, occupies the rock south of the Vieux-Port, between the Puntettu and the Romieu garden. It brings together the Governors' Palace, now the museum of Bastia, the Sainte-Marie church, the Sainte-Croix oratory and a grid of narrow lanes.
The Citadel sits at around 3 320 €/m² for an apartment, above the Bastia average, on a volume of around 24 sales a year. That limited number of transactions makes the average sensitive from one year to the next, but the five-year trend is clearly upward, at around 24 %.
The district is made up of apartments in protected older buildings, often in stone, with widely varying floor areas and layouts. Refurbished properties with a view of the sea or the port sit at the top of the range.
