The history of the district

Terra Vecchia is the oldest district of Bastia, formed around the Vieux-Port even before the Genoese raised their bastion on the neighbouring rock. It was the town of the Corsicans, as opposed to Terra Nova, the town of the Genoese governors. Its very tall buildings, packed along narrow lanes, step down towards the quay.

The district holds much of the religious heritage of the town: the Saint-Jean-Baptiste church, whose two bell towers close the view along the Vieux-Port, the Saint-Roch oratory and the Immaculée-Conception oratory, both on the rue Napoléon. The place du Marché and the place de l'Hôtel-de-Ville form its living heart, with the open-air market. To the south, the Puntettu makes the link with the citadel.

On the market, Terra Vecchia shows the highest prices in Bastia, at around 3 598 €/m² for an apartment, on a volume of around 35 sales a year. The district has risen by around 19 % over five years. Upper-floor properties with a view of the port stand out clearly, while the dark ground floors of the lanes trade well below.

Who buys in Terra Vecchia

Terra Vecchia attracts buyers drawn by the historic setting and the view of the port, as well as buyers from mainland France looking for a pied-a-terre at the heart of the town. Demand focuses on upper-floor apartments, where the view, the natural light and the condition weigh heavily on the price in a stock that is entirely old and often without a lift.
