Market trends and analysis for Bègles

The Bègles market is that of an inner-suburb municipality of Bordeaux, woven into the fabric of the city without a break and carried by the tram. With an average price of around 3 253 €/m² for an apartment, Bègles sits below Bordeaux and below the most highly rated municipalities of the left bank, while remaining above most towns in the wider metropolitan area. The house, at around 4 092 €/m², weighs heavily on this market: the Bordeaux échoppe and the detached home dominate demand.

The market has fallen by about 12 % over five years, in the wake of the downturn across the whole metropolitan area after the 2021 peak, before stabilising over the last twelve months. The gap between districts remains moderate. The north, around Centujean, and Le Bourg pull the top of the market; the Terres Neuves eco-district, with its recent schemes, accounts for most sales and is still rising; the areas of the west and south-west form the bottom of the range. With about 206 apartment sales a year, the town average is solid, but that of the least active districts varies from one year to the next.

The history of Bègles

Bègles occupies the left bank of the Garonne, immediately south of Bordeaux, whose urban fabric it extends without a break. The municipality stretches between the river, to the east, and the line of the ring road, to the west, on a former territory of marshes and drained wetlands. This position, at the gates of Bordeaux and on the banks of the Garonne, shaped its industrial history and then its integration into the metropolitan area.

In the nineteenth century, Bègles became the leading industrial suburb of Bordeaux. The town lived on cod drying, with its drying sheds lining the Garonne, on leather work and tanneries, and on the market gardening that supplied Bordeaux. The railway established a large depot there: the Dorat district grew around the station and housed up to fifteen hundred railway workers in the 1970s. This working-class and railway past remains part of the identity of Bègles, carried on today by facilities such as the musée de la Création Franche, devoted to outsider art.

The geography of prices follows this history. The north of the town, around Centujean, and the old village core, around the church of Saint-Pierre, form the top of the market. The Terres Neuves eco-district, to the north-east, on the boundary with Bordeaux and served by the tram, concentrates recent sales. The residential areas of the west and south-west, around Argous and Birambits, remain the most affordable.

Who buys in Bègles

The Bègles market attracts first-time buyers, families and working households from the Bordeaux conurbation, often looking for a more measured alternative to Bordeaux proper, a few minutes from the centre by tram. Demand covers échoppes and town houses as much as the apartments of the recent schemes at Terres Neuves and in the south of the municipality. The service by tram line C, the regional train station and the proximity of the river sustain an active market, despite the fall in prices seen across the whole metropolitan area since the 2021 peak.

Frequently asked questions

The average price in Bègles is 3 253 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 857 to 3 601 €/m² depending on the district. Listing portals show asking prices, 10 to 20 % above the prices actually recorded at signing.

No. Centujean, to the north, posts the highest prices, around 3 563 €/m², followed by Le Bourg, at about 3 542 €/m². Argous, to the west, remains the most affordable area, around 3 040 €/m². The Terres Neuves eco-district, to the north-east, the most active in the town, stands at about 3 225 €/m².

Bègles combines the immediate proximity of Bordeaux, a few minutes away by tram line C and by the regional train station, a riverside town setting on the Garonne, and prices below those of Bordeaux proper. The average price, around 3 253 €/m² for an apartment, stays below that of Bordeaux, while offering échoppes, town houses and recent schemes.

No, the Bègles market has fallen by about 12 % over five years for apartments, in the wake of the decline across the whole Bordeaux metropolitan area after the 2021 peak. Prices have stabilised over the last twelve months. The volume, around 206 apartment sales a year, remains solid, which makes the town average reliable, even if that of some districts rests on few transactions.

The town average is not enough: you have to start from your district's price, then adjust for the type of property, the storey, the condition, the aspect and the proximity of the Garonne or of the tram. The gap between apartment and house is also wide, as the échoppe and the detached home trade at a markedly higher price per m².
