The history of the district

Beaulieu occupies the east of Chartres, along the rue du Faubourg-la-Grappe and the rue de Sours. The district was born in the 1960s from a large housing estate, built to support the growth of the town. It has since spread towards Les Hauts de Chartres, Le Clos-Brette and Les Petits Clos, in a mixed fabric of apartment blocks and detached houses.

Two landmarks stand here. The Maison Picassiette, on the rue du Repos, is a life's work: Raymond Isidore, a road mender by trade, covered his house and his garden with mosaics of broken crockery, which made it one of the most visited examples of outsider art in France. The Atlantis business park, to the east, around the avenue Louis-Lumière, is the town's main employment zone.

On the market, Beaulieu sits at around 2 247 €/m² for an apartment, on roughly 25 sales a year. Its range is by far the widest in Chartres, from 1 511 to 2 747 €/m²: it reflects the gap between the apartments of the housing estate and the newer properties in the Lavoisier and Petits Clos areas. The district gains around 10 % over five years.

Who buys in Beaulieu

Beaulieu attracts first-time buyers and families looking for larger floor areas than in the centre on a contained budget, along with investors. Demand focuses on the family apartments of the estate and on the newer properties of the eastern edge, where the Atlantis business park supports rental demand.
