The history of the district

Château-Paillot occupies the east of Chaumont, on the upper town, around the rue du Château-Paillot, the avenue Gabrielle, the avenue Pol-Antoine and the avenue Lisse. The district runs from the place Aristide-Briand and the boulevard Gambetta, on the side of the centre, to the rue de la Corniche and the rue de la Maladière, which look out over the Marne valley, and climbs north by way of the rue de Saint-Aignan. The avenue Jean-Mermoz, the rue du Bois-Rollin, the rue Émile-Jolibois and the rue du Val-des-Choux are also part of it.

There is no castle at Château-Paillot. The name comes from the ferme Nourry, built in the middle of the seventeenth century by Jean II Paillot, alderman and then mayor of the town, and nicknamed « château de Paillot ». At the end of the nineteenth century the merchant Lisse, mayor of Chaumont from 1910 to 1918, had the first houses built around 1890 for his staff; they are still standing and have no garage. His daughter Gabrielle inherited the estate and his son-in-law Pol Antoine divided it into sixteen plots; the district took its present shape in the 1960s, hence the tree-lined avenues and the heavily decorated villas, some of them imitating the seaside style. INSEE, the French statistics institute, files the area under the label « Faubourgs Sud-Est », although it lies to the east and north-east of the centre.

Château-Paillot sits at 1 415 €/m², the highest price in Chaumont, 11 % above the town-wide average, with eight apartment sales a year. The district gains 17 % over five years, from 1 210 €/m² in 2021 to 1 415 in 2026, and 3,7 % over twelve months. The volume is low and 2023 recorded no apartment sale at all: the annual series cannot be read year by year.

Who buys in Château-Paillot

Château-Paillot is the most expensive district in Chaumont, at 1 415 €/m², but its lead remains measured: 11 % above the town-wide average. It is first of all a suburban area of large family houses, inter-war villas and 1960s housing developments, which explains the small number of apartment sales, eight a year. The typical buyer is a family or a working person looking for quiet and space a few hundred metres from the centre, or a retiree attached to the tree-lined avenues and the view over the Marne valley. Two points to check. The range, from 1 293 to 1 601 €/m², rewards large homes: properties of four rooms or more sell here at an average of 1 587 €/m², against 1 298 €/m² for a two-room flat, the opposite of what is seen in most towns. And in such a narrow market, a valuation by address is worth more than an average price: the rise of 17 % over five years is a reliable trend, the figure for a single year is not.

East of the centre, on the upper town, around the rue du Château-Paillot, the avenue Gabrielle, the avenue Pol-Antoine and the avenue Lisse, between the place Aristide-Briand and the rue de la Corniche, which overlooks the Marne valley. INSEE, the French statistics institute, designates it under the label « Faubourgs Sud-Est », which is misleading since the area lies to the east and north-east.

No. The name comes from the ferme Nourry, built in the middle of the seventeenth century by Jean II Paillot, alderman and then mayor of Chaumont, and nicknamed « château de Paillot ». The present district grew out of the division of the estate by the Lisse family from 1890 onwards, then in the 1960s.
