Lafayette occupies the south-east of Chaumont, on the slope running down to the Marne and its canal. The district takes its name from the Village Lafayette, around the rue Lafayette, the rue Franklin, the rue de l'Espérance, the rue de la Fidélité, the avenue du Maine and the avenue des Fleurs. It also includes the Lafayette primary school and its park, the avenue Philippe-Girardel, the rue de Dijon, the boulevard du Maréchal-de-Lattre-de-Tassigny, the boulevard du Maréchal-Juin, the Edme-Bouchardon secondary school and its sports grounds, the rue du Vieux-Moulin, the rue de la Marne and the rue des Rosiers. The Val Varinot area, on the rue Édouard-Manet, the impasse Edgar-Degas and the rue Toulouse-Lautrec, is a Chaumont Habitat social housing estate with its own tenants' association.
The name recalls the American military presence, which left its mark on Chaumont twice over: General Pershing's headquarters moved to the Val des Escholiers in September 1917, then the Chaumont-Semoutiers air base, built from 1951 in the neighbouring municipality of Semoutiers, was occupied by the US Air Force until 1967. It is also the area that concentrates the main school and sports facilities of the town. Two useful points: the Edme-Bouchardon secondary school is named after the sculptor born in Chaumont in 1698, whereas the rue Bouchardon is in the Centre-ville; and the rue du Vieux-Moulin has nothing to do with the Moulin Neuf, a business park north of the municipality.
Lafayette sits at 1 272 €/m², the third highest price in Chaumont, level with the town-wide average to within less than 1 %, with ten apartment sales a year. The district gains 13 % over five years, from 1 130 €/m² in 2021 to 1 272 in 2026, and 5,3 % over twelve months.
Lafayette sells at the price of the town, 1 272 €/m², within less than 1 % of the town-wide average. The district mixes detached houses, small apartment blocks and social housing, and its setting comes from the banks of the Marne, the towpath and the sports grounds. The typical buyer is a family drawn by the closeness of the Edme-Bouchardon secondary school and the sports facilities, a first-time buyer or an investor. Two points to check. The range, from 1 103 to 1 507 €/m², is the widest of the five districts of Chaumont: it is the direct consequence of this variety of buildings, and the average price represents a given property less well here than elsewhere. So compare a sale with homes of the same type and the same period rather than with the district average. Then, the rise of 5,3 % over twelve months rests on ten sales a year: the rise of 13 % over five years gives a more reliable reading of it.
The average price in Lafayette is 1 272 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 103 to 1 507 €/m² depending on the building, the floor and the condition.
In the south-east of the town, on the slope running down to the Marne and its canal, around the rue Lafayette, the rue Franklin, the avenue du Maine and the Lafayette primary school. The Edme-Bouchardon secondary school, the sports grounds and the boulevard du Maréchal-de-Lattre-de-Tassigny are part of it.
From the Village Lafayette, a legacy of the American military presence in Chaumont. General Pershing's headquarters had moved to the Val des Escholiers in September 1917, and the Chaumont-Semoutiers air base, in the neighbouring municipality of Semoutiers, was occupied by the US Air Force from 1951 to 1967.
Because the buildings there are varied. The range, from 1 103 to 1 507 €/m², is the widest of the five districts of Chaumont: the area mixes detached houses, small apartment blocks and social housing, such as the Val Varinot estate. The average price of 1 272 €/m² therefore represents a specific property less well than elsewhere in the town.
