The La Gare district occupies the south-west of Chaumont, at the foot of the spur. It brings together the station, on the place du Général-de-Gaulle, the media library Les Silos, housed in former grain silos at 7-9 avenue du Maréchal-Foch, Le Signe, the national graphic design centre, at 1 place Émile-Goguenheim, the cinema, and the foot of the viaduct with its pedestrian walkway. It includes the boulevard Thiers, the rue des Abbés-Durand, the rue Mareschal, the rue Decomble, the rue du Val-Anne-Marie and the rue du Clos-Adonis. Towards the south, the district continues along the avenue Victor-Hugo, the rue Lévy-Alphandéry, the rue du Général-Giraud, the rue du Docteur-Schweitzer and the rue Ledru-Rollin, on the same side of the avenue de la République.
This is the district born of the railway: the viaduct was built in 1856, the station opened on 25 April 1857, and the area was rebuilt after the bombing of May 1944. It was entirely redeveloped in the 2010s, with a multimodal interchange, a cinema complex and the installation of the national graphic design centre in the former Banque de France building, following on from the poster festival launched in 1990. The former Foch barracks, redeveloped over more than eight hectares, now house office, retail and paramedical activities.
La Gare sits at 1 286 €/m², the second highest price in Chaumont, barely 1 % above the town-wide average, with fifteen apartment sales a year. The district gains 14 % over five years, from 1 130 €/m² in 2021 to 1 286 in 2026, and 7,3 % over twelve months.
La Gare is the second highest price in Chaumont, at 1 286 €/m², but the gap with the town-wide average is within 1 %: it is a district priced at the level of the town, not an expensive district. What it does offer is something few areas in Chaumont bring together: the train, the media library, the cinema, the national graphic design centre and the town centre within walking distance along the boulevards. The station recorded 457 290 passengers in 2024. The typical buyer is a working person who takes the train, a first-time buyer or an investor aiming to rent out small units. Two points to check. The price per square metre falls as the size of the home rises: a studio or a T1 sells at an average of 1 419 €/m² and a two-room flat at 1 398 €/m², against 1 137 €/m² for a three-room flat. So compare a property with sales of the same floor area. And the range, from 1 081 to 1 419 €/m², reflects a varied housing stock, between old tenement buildings and smaller, more recent developments on the hillside: the condition of the co-ownership building and the approved works weigh heavily on the value.
The average price in La Gare is 1 286 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 081 to 1 419 €/m² depending on the building, the floor and the condition.
In the south-west of the town, at the foot of the spur, around the station on the place du Général-de-Gaulle, Les Silos on the avenue du Maréchal-Foch, and Le Signe on the place Émile-Goguenheim. It continues towards the south along the avenue Victor-Hugo and the rue Lévy-Alphandéry, on the same side of the avenue de la République.
Yes, per square metre: a studio or a T1 sells here at an average of 1 419 €/m² and a two-room flat at 1 398 €/m², against 1 137 €/m² for a three-room flat. The closeness of the station and of the centre supports rental demand for these sizes.
It is the national graphic design centre, opened in 2016 at 1 place Émile-Goguenheim, in the former Banque de France building. It follows on from the poster festival that the town launched in 1990. The media library Les Silos, housed in former grain silos, is in the same area.
