Les Tanneries occupies the west of Chaumont, on the slope running down to the Suize. The district is organised around the rue des Tanneries and the rue des Tanneurs, at the foot of the ramparts of the keep, and the côte des Tanneries. It includes the rue Pierre-Curie, the avenue Émile-Cassez, the rue Marcel-Pagnol, the rue de la Convention, the impasse de Châteauvillain, the ruelle Gaillon, the rue du 8-Mai-1945 and the rue Bartholdi, climbs north by way of the avenue Carnot and reaches the confluence by the rue de Buxereuilles and the avenue Paul-Doumer. The campsite and the allotment gardens lie below, facing the massif de Saint-Roch.
The name recalls the place where washerwomen tanned hides and washed linen, at the foot of the ramparts, towards the Suize valley; the descent of the côte des Tanneries speaks of how hard the work was. The keep directly overlooks the district, a fact recalled in 1976 when the neighbouring law courts burned down. Further north, Buxereuilles is one of the two medieval chapels of Chaumont and a former municipality attached to the town in 1810. INSEE, the French statistics institute, files the whole area under the label « Faubourgs Ouest ».
Les Tanneries sits at 1 187 €/m², the most affordable price of the five districts of Chaumont, 7 % below the town-wide average, with thirteen apartment sales a year. The district gains 10 % over five years and 16,6 % over twelve months. On such a small volume, the annual series is too erratic to be read year by year.
Les Tanneries is the lowest entry point into the Chaumont market, at 1 187 €/m², 7 % below the town-wide average and 19 % below Château-Paillot, the most expensive district. The gap therefore remains moderate: you are not buying into a different market here, you are buying into the same market a little more cheaply. The district offers faubourg houses and small apartment buildings on a wooded slope, at the edge of the forest, with the old centre within walking distance up the hill. The typical buyer is a first-time buyer on a limited budget, a family looking for outdoor space, or an investor. Three points to check. The gradient and the access matter: parking, aspect and ease of movement vary noticeably from one street to another. The buildings are old, and the condition of the roof, the façades and the common areas accounts for a large part of the value; the range, from 1 031 to 1 288 €/m², is nevertheless the narrowest in the town, a sign of a fairly uniform housing stock. Lastly, the rise of 16,6 % over twelve months rests on thirteen sales a year: it is the rise of 10 % over five years that should be remembered.
The average price in Les Tanneries is 1 187 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 031 to 1 288 €/m² depending on the building, the floor and the condition.
At 1 187 €/m², the district is 7 % below the town-wide average and 19 % below Château-Paillot. The buildings there are old, often faubourg houses on a sloping hillside, and frequently need work. The gap with the rest of the town nevertheless remains contained: 19 % separate the two extremes of the municipality.
From the work that was done at the foot of the ramparts, towards the Suize valley: washerwomen tanned hides and washed linen there. The côte des Tanneries, which runs down from the keep, recalls how hard the climb was. The rue des Tanneries and the rue des Tanneurs still bear the name.
With caution: it rests on thirteen apartment sales a year, a volume on which a handful of transactions is enough to move the average. The rise of 10 % over five years is the most reliable reading of the trend of the district.
