The history of the district

L'Ermitage takes up the south-east of Corbeil-Essonnes, between the boulevard de Fontainebleau, which runs down from the Montconseil slope, and the boulevard John Fitzgerald Kennedy. The name comes from an old locality on the slope, away from the town's two old centres.

The district was built up in the twentieth century, in a mixed fabric of houses, small blocks and developments, around the rue Georges Le Dû and the square Amélie Néant. It forms the transition between the Montconseil slope, to the north, and the large developments of Pressoir-Prompt, to the east.

On the market, L'Ermitage shows the most affordable average price in Corbeil-Essonnes, at around 2 127 €/m² for an apartment. That figure rests, however, on only about 9 sales a year: the district average is sensitive to the year's transactions and should be read with caution. The median, at 2 183 €/m², is close to it, and the price falls back by around 18 % over five years, the sharpest decline in the town.

Who buys in L'Ermitage

L'Ermitage attracts first-time buyers and families looking for the town's entry prices in a quiet area, away from the main roads. Demand covers the houses of the district and the apartments of the small developments, whose limited number makes every valuation particularly dependent on the property itself.

L'Ermitage shows the most affordable average price in Corbeil-Essonnes, at around 2 127 €/m² for an apartment. That figure rests on only about 9 sales a year: the average is sensitive from one year to the next and a case-by-case valuation remains necessary.

The area mixes detached houses, small blocks and developments built in the twentieth century. The limited number of transactions makes comparison between properties harder there than elsewhere in the town: the condition of the home and the quality of the building weigh heavily.
