The history of the district

Les Tarterêts takes up the whole north-west of Corbeil-Essonnes, between the avenue Serge Dassault, the avenue Léon Blum and the boulevard Jean Jaurès. The large estate was built in the 1960s on the plateaux overlooking the valley, to house the population drawn by local industry.

The district brings together several sub-areas residents know well: the core of the estate around the avenue Léon Blum and the rues Paul Cézanne and Auguste Renoir, the Pablo Picasso area, and the southern side of the Montagne des Glaises, more mixed, towards the rue Henri Matisse and the rue de la Liberté. Its northern fringe holds the southern Paris region hospital, the Corbeil cemetery and the business park, at the boundary with Évry-Courcouronnes.

On the market, Les Tarterêts sits at around 2 453 €/m² for an apartment, below the town-wide average, on a volume of about 26 sales a year. That volume remains modest given the size of the district, since a large part of the housing stock is social housing and the area is the subject of an urban renewal scheme that limits transactions. The median, at 2 652 €/m², is above the average and the price has stayed flat over five years.

Who buys in Les Tarterêts

Les Tarterêts attracts first-time buyers and families looking for the town's entry prices, as well as buyers watching the urban renewal scheme under way. Demand covers the apartments of the estate's developments and the more recent homes of the southern side, where price gaps between buildings are wide.

Yes. The area is covered by urban policy programmes and is the subject of an urban renewal scheme, with demolitions, rebuilding and the redesign of public spaces. Those works make the number of sales and the prices vary a great deal from one building to the next.
