Market trends and analysis for Draveil

The Draveil market is that of a residential town in the outer Paris ring, dominated by the detached house. With an average price of around 3 017 €/m² for an apartment and 97 sales a year, Draveil sits above the average of the Seine-Essonne area, carried by its setting between the Seine and the Senart forest. The price loses 5 % over five years and 1,6 % over twelve months: the market is easing, as in several neighbouring towns.

What sets Draveil apart is the balance between the two markets. It sells one and a half times more houses than apartments, and houses trade 28 % higher per m². That imbalance explains the limited number of districts covered: four of the eleven areas of the town record one apartment sale a year or fewer. Two published districts remain at six apartment sales a year, Les Bergeries and Champrosay: on those pages, take the average of the last two years rather than the latest one.

The history of Draveil

Draveil was formed by accretion. An old village on the bank of the Seine, two villages that became districts, Champrosay to the south-east and Mainville to the east, then the twentieth-century housing estates on the land rising towards the Senart forest.

Champrosay left a literary and artistic mark: Eugène Delacroix stayed there, Alphonse Daudet lived there and his house is open to visitors today. But the most unusual episode in the town lies elsewhere. In 1911, a co-operative bought the grounds of the Paris-Jardins château and built there the first co-operative garden city in France: forty-five hectares of houses, where the land is still held in undivided ownership by the residents. The principle still holds. After 1957, urban growth changed in nature with the blocks of flats of Villiers, Danton, Brossolette, Les Mazières and Les Bergeries.

The geography of prices follows that pattern. The town centre, which takes in Paris-Jardins and the Port aux Dames area, holds the top of the market at 3 449 €/m². Les Bergeries follow very closely at 3 445, Champrosay at 3 196. L'Orée de Sénart stands at 2 809 and Danton brings up the rear at 2 291. From first to last, the gap reaches 51 %.

Who buys in Draveil

The Draveil market is first of all a house market. It sells one hundred and forty-six houses a year against ninety-seven apartments, and houses trade 28 % higher per m². That is the figure that should guide a project here: Draveil attracts families looking for a detached house twenty kilometres from Paris, between the Seine and the Senart forest, rather than investors in small units. The apartment market does exist, but it is concentrated in two areas, the town centre and L'Orée de Sénart, which together carry three quarters of the transactions. The point to know is the trajectory: the town is losing 5 % over five years, in a part of the Essonne that is broadly easing.

Frequently asked questions

The average price in Draveil is 3 017 €/m² for an apartment (actual DVF transactions, notarised sales), within a band of 2 319 to 3 622 €/m² depending on the district. Property portals display asking prices, 10 to 20 % above the prices actually recorded.

No, the gap reaches 51 % between the most expensive district and the most affordable. The town centre shows the highest average price, around 3 449 €/m², while Danton sits at around 2 291 €/m². In between, Les Bergeries stand at 3 445 €/m², Champrosay at 3 196 and L'Orée de Sénart at 2 809.

Draveil is a town of houses, and the market shows it: it sells one hundred and forty-six houses a year against ninety-seven apartments. Houses trade at 3 853 €/m², that is 28 % above apartments. If your plan is a detached house, you are in the right market; if it is investment in small units, supply is narrower and concentrated in the town centre and L'Orée de Sénart.

It is the first co-operative garden city in France, founded in 1911 on the forty-five hectares of the château grounds. The houses belong to their occupants but the land is still held in undivided ownership by the co-operative, a principle in force to this day. The area is included in the town centre on this page: its apartment market is too narrow, six sales a year, to carry a reliable price on its own.

It is easing. Over five years, the average price loses around 5 %, and over the last twelve months 1,6 %. The movement is uneven from one district to the next: Champrosay gains 5,7 % over one year while Danton loses 9,9 %.

In this town, start with the type of property: houses and apartments belong to two distinct markets, different in size and in level. Then start from the price of your area, and adjust for the year of construction, the condition, the energy rating, the plot size and the presence of parking. The Immover valuation tool draws on the sales actually recorded closest to your address.
