The town centre of Draveil occupies the west of the commune, from boulevard Henri-Barbusse to the banks of the Seine. The town hall, at 97 bis on that boulevard, falls inside the district boundary, along with avenue de Bellevue and place d'Oberkirch. Avenue Émile-Fruchart, rue de Châtillon and avenue de Paris complete the street pattern.
The district takes in two areas with a strong identity. Paris-Jardins first, the first co-operative garden city in France: in 1911, a co-operative bought the forty-five hectares of the château grounds and built houses there whose land is still, to this day, held in undivided ownership by the residents. Allée de la Perspective is its founding axis, with the rond-point des Fêtes and avenue Jean-Jacques-Rousseau. Then Le Port aux Dames and Les Mazières, to the west, around place de l'Orme des Mazières and the riverbanks.
This is the highest average price in Draveil, at 3 449 €/m², 14 % above the town average, on thirty-two apartment sales a year. Its band, from 2 717 to 4 129 €/m², is by far the widest in the town: it measures the gap between the houses of Paris-Jardins and the blocks of flats on the boulevard.
The town centre brings together the two faces of Draveil. On one side the administrative and shopping heart of boulevard Henri-Barbusse, with its blocks of flats and its services. On the other Paris-Jardins and Le Port aux Dames, sought-after areas of houses, where the price per m² rises sharply. It is that juxtaposition that produces the widest band in the town, from 2 717 to 4 129 €/m²: two properties in the same district can be worth two and a half times one another. Studios come out at 4 370 €/m², the highest level in Draveil. The point to watch is therefore the exact address: in this district more than anywhere else, a valuation at the area average means nothing.
The average price in Centre-ville is 3 449 €/m² for an apartment (actual DVF transactions, notarised sales), within a band of 2 717 to 4 129 €/m² depending on the building, the floor and the condition.
It occupies the west of the commune, from boulevard Henri-Barbusse, where the town hall stands at number 97 bis, down to the banks of the Seine. It takes in avenue de Bellevue, place d'Oberkirch, the Paris-Jardins area and that of Le Port aux Dames and Les Mazières.
Paris-Jardins is the first co-operative garden city in France, founded in 1911 on the forty-five hectares of the château grounds. The houses belong to their occupants but the land is still held in undivided ownership by the co-operative. The area is included in the town centre on this site because its apartment market is too narrow, six sales a year and one year with no measurable transaction, to carry a reliable price and trend on its own.
Because the district sets two markets side by side: the blocks of flats on boulevard Henri-Barbusse and the houses of Paris-Jardins and Le Port aux Dames. Its band, from 2 717 to 4 129 €/m², is the widest in the town. In this area, the exact address counts for more than the district average.
Over five years, yes: the district loses 9 %, the sharpest fall in the town after Danton. Over twelve months, it regains 3,4 %. On thirty-two apartment sales a year, those figures carry statistical meaning.
