Les Bergeries occupy the east of Draveil, between the centre and the town boundary. The district takes its name from the estate built after 1957, whose community centre still carries the name, on allée des Bergeries. That street and allée Saint-Hubert, rue Waldeck-Rousseau and rue des Sources are all four checked here inside the district boundary.
The district takes in two neighbouring areas with no measurable apartment market, which it would not have been honest to publish separately. Mainville first, the former village of the east, around rue de Mainville, rue Pierre-Brossolette and avenue de l'Espérance. Then Le Marais, around rue du Marais, rue Charles-Mory, avenue Eugène-Delacroix and the domaine de la Poirée. Each records one apartment sale a year.
The district stands at 3 445 €/m², 14 % above the town average, on just six apartment sales a year. Its band runs from 2 908 to 3 878 €/m². It is flat over five years, at +1 %, while the town loses 5.
Les Bergeries form a quiet residential area, mostly of detached houses, on the edge of the Senart forest. It is the only district in Draveil not falling over five years, which comes down to the setting: the immediate closeness of the forest and the distance from the main roads support demand. The apartment market, on the other hand, is very narrow, six sales a year, so the price shown rests on a small number of transactions. Notably, it is the large units that hold the top of the market here, at 3 846 €/m² for T4 and larger, the opposite of what is seen everywhere else in the town: this district is a family market, not an investor one.

Mainville is one of the two former villages absorbed by the town, to the east, along with Champrosay to the south-east. It is included in the Les Bergeries district on this site: its apartment market comes to one sale a year, too few to carry a reliable price. It remains a sought-after area of detached houses.
It calls for caution. The district records only six apartment sales a year: the fall of 3,8 % recorded over twelve months is statistical noise, not a trend. Take instead the flat reading over five years, at +1 %, calculated on a wider sample. It is, incidentally, the only district in Draveil that does not fall over the period.
At 3 846 €/m², T4 and larger units come out above every other property type, the opposite of what is seen elsewhere in Draveil. That is the signature of a family market, in an area of detached houses on the edge of the Senart forest, where demand is for floor space and a garden rather than for a small rental unit.
