Champrosay is one of the two former villages absorbed by Draveil, in the south-east of the commune, on the hillsides overlooking the Seine. The hamlet has kept its scale and its street pattern, apart from the twentieth-century housing estates.
It owes its reputation to its guests. Eugène Delacroix stayed there at length, then Alphonse Daudet settled there: his house is open to visitors today, and the street that bears his name, along with rue de l'Ermitage, anchors the district here. Allée de la Ferme-Guillaume, rue Saint-Jean, chemin du Bac de Ris and allée Hector-Berlioz complete the street pattern.
The district stands at 3 196 €/m², 6 % above the town average, on just six apartment sales a year. Its band runs from 2 679 to 3 731 €/m². It gains 5,7 % over twelve months and 3 % over five years, one of only two districts of Draveil moving up.
Champrosay attracts buyers looking for the character of the old village and the view over the valley, twenty kilometres from Paris. The fabric is mostly detached houses, with a few small blocks of flats set among them: the apartment market is therefore narrow, six sales a year, and the price shown rests on a small number of transactions. The breakdown by property type is telling: T3 flats trade at 3 441 €/m² and T2 flats at 3 402, while T4 and larger fall to 2 153. In other words, it is the well-placed mid-sized units that carry the market, not the large ones.
The average price in Champrosay is 3 196 €/m² for an apartment (actual DVF transactions, notarised sales), within a band of 2 679 to 3 731 €/m² depending on the building, the floor and the condition.
The hamlet occupies the south-east of the commune, on the hillsides overlooking the Seine, around rue Alphonse-Daudet, rue de l'Ermitage and rue Saint-Jean, as far as chemin du Bac de Ris.
For its guests. Eugène Delacroix stayed there at length in the nineteenth century, then Alphonse Daudet settled there. The writer's house is open to visitors today, and the hamlet has kept its village scale, apart from the urban growth of the twentieth century.
It calls for caution. The district records only six apartment sales a year, in a fabric of mostly detached houses. The rise of 5,7 % recorded over twelve months rests on a very small sample: take instead the 3 % over five years, and have the valuation of a specific property cross-checked.
