The history of the district

The Centre-ville occupies the upper town of Fougères, on the plateau overlooking the Nançon valley. It is organised around the rue Nationale, the main shopping street, the belfry, the church of Saint-Léonard, the town hall on the rue Porte-Saint-Léonard, and the public garden. The place Aristide-Briand, the place du Président-Carnot, the place Gambetta, the place Lariboisière, the boulevard Jean-Jaurès, the rue Jules-Ferry, the rue du Tribunal and the avenue François-Mitterrand shape its street pattern.

This is the new quarter of Fougères, developed from the twelfth century around the church of Saint-Léonard, as opposed to the old quarter of Saint-Sulpice below. The belfry was raised at the end of the fourteenth century; the church of Saint-Léonard keeps a twelfth-century stained glass window, presented as the oldest known in Brittany; the public garden holds a fern garden of some fifty species. The rue Nationale was rebuilt after the fires of the eighteenth century under the direction of the architect Jacques V Gabriel, and the porched house at number 51 is the only one to keep its medieval architecture.

The Centre-ville stands at 1 865 €/m², 4 % above the town-wide average, with 47 apartment sales a year, which makes it, together with Bonabry, the largest market in Fougères. It has gained 17 % over five years, from 1 597 €/m² in 2021 to 1 865 in 2026, and 10,1 % over twelve months.

Who buys in Centre-ville

The Centre-ville is one of the two largest markets in Fougères, with 47 apartment sales a year, around a third of all transactions in the municipality. It sells at 1 865 €/m², 4 % above the town-wide average, and has risen by 17 % over five years and by 10,1 % over twelve months. The district appeals to buyers who want to live on foot, close to the shops of the rue Nationale, the town hall, the public garden and the bus hub on the place du Président-Carnot: working people, retirees and investors looking to let. Three points to examine. The buildings are old and varied, between buildings reconstructed in the eighteenth century, town houses and more recent residences: the condition of the co-ownership, the works already voted and the presence of a lift weigh heavily. The range, from 1 474 to 2 250 €/m², is wide and reflects this. Finally, small homes cost more per square metre: 2 043 €/m² for a studio or T1, against 1 720 €/m² for three rooms.
