Les Cotterêts occupy the north-east of Fougères. The district is organised around the avenue de la Verrerie, the rue de Saint-Lô, the rue des Cotterêts and the rue des Sabotiers, and opens to the east along the route de Gorron. It also includes the Forairie area, with the avenue de la Forairie, the rue des Jardins and the chemin des Druides, as well as the Fougères hospital, at 133 rue de la Forêt.
The name of the avenue de la Verrerie recalls the glass industry, which developed in Fougères after 1922 with the Cristallerie fougeraise. The present district dates mostly from 1968 to 1974, when the social landlord Fougères Habitat built nearly 1 000 homes there, served by a communal heating plant. The Cotterêts Forêt area was renovated from 2012 to 2015, and the Cotterêts heating plant was connected in 2021-2022 to the homes of La Forairie, 288 households in all. The Town has grouped La Forairie and Les Cotterêts within a single district council.

Les Cotterêts are the lowest entry point to the Fougères market, at 1 295 €/m², 28 % below the town-wide average, while the four other districts stay within 10 % of one another. The gap comes from the housing stock: a post-war housing estate from the years 1968-1974, where the apartments put up for sale are mostly family homes from that period. It is also the only district in the municipality to have fallen over five years, by 9 %, while the price is stable over twelve months. The typical buyer is a first-time buyer on a tight budget or an investor. Three points to examine. The condition of the building, the co-ownership charges and energy performance weigh heavily on housing of this age: ask for the latest minutes of the co-owners' general meetings and the energy performance certificate before committing. The range, from 1 130 to 1 455 €/m², is the narrowest in the town, a sign of a uniform housing stock. Finally, eleven sales a year are not enough to read a detailed trend: a valuation by address is worth more than the average price.
