Saint-Sulpice is the lower town of Fougères, in the Nançon valley. The district is organised around the château, on the place Raoul-II and the rue Le Bouteiller, the church of Saint-Sulpice and the place du Marchix, and includes the rue de la Pinterie, which comes down from the upper town, the place du Théâtre, the rue de Rillé, the boulevard Jacques-Faucheux, the rue des Fontaines, the rue de l'Échange and the rue Juliette-Drouet. To the north, it continues onto the Montaubert plateau, along the avenue de Montaubert, the rue des Hautes-Forairies, the rue du Parc and the route de Saint-James.
This is the old quarter of Fougères, which grew up at the foot of the château built around the year 1000. Tanners, drapers and dyers worked with the water of the Nançon here, followed by shoemakers. The church of Saint-Sulpice, built from the fifteenth century, keeps two medieval granite altarpieces; the place du Marchix, lined with half-timbered houses, served as the livestock market, and the porte Notre-Dame is the only one of the four fortified gates still standing. The Victor-Hugo theatre, built in the Italian style, dates from 1886. At Montaubert, the former convent of the Urbanistes, founded in 1633, now houses the Town's music conservatory and school of fine arts.
Saint-Sulpice stands at 1 887 €/m², the second-highest price in Fougères, 5 % above the town-wide average, with seventeen apartment sales a year. The district has gained 17 % over five years, from 1 606 €/m² in 2021 to 1 887 in 2026. Over twelve months, it shows -13,1 %: this figure rests on a small volume and should not be read as a trend.
Saint-Sulpice brings together the oldest heritage in Fougères, the château, the church and the Marchix, and the residential plateau of Montaubert. It sells at 1 887 €/m², 5 % above the town-wide average. The typical buyer is a lover of old buildings, a retiree, a worker who wants to live within walking distance of the centre, or an investor drawn by the rental demand of a tourist town. Three points to examine. The old buildings of the valley call for a careful look: the condition of facades and roofs, damp, parking and slope vary a great deal from one street to the next. The price per square metre falls as floor area rises: two rooms sell on average at 2 070 €/m², three rooms at 1 820 and four rooms or more at 1 630. Finally, the 13,1 % fall over twelve months rests on seventeen sales a year: it is the 17 % rise over five years that should be remembered.
The average price in Saint-Sulpice is 1 887 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 655 to 2 249 €/m² depending on the building, the floor and the condition.
In the lower town, at the foot of the château, in the Nançon valley, around the church of Saint-Sulpice and the place du Marchix. The district climbs to the north as far as the Montaubert plateau, along the avenue de Montaubert and the route de Saint-James.
No. The château, the church of Saint-Sulpice and the place du Marchix form the lower town, in the Nançon valley. The Centre-ville corresponds to the upper town, with the rue Nationale, the belfry, the church of Saint-Léonard and the town hall. The rue de la Pinterie links the one to the other.
With caution: it rests on seventeen apartment sales a year, a volume on which a handful of transactions is enough to shift the average. Over five years, the district has gained 17 %, from 1 606 €/m² in 2021 to 1 887 in 2026, and that is the most reliable reading of its trend.
