La Madeleine occupies the south of Fougères, below the upper town. The district is organised around the rue de Nantes, its main axis, the rue de Vitré and the rue de la Madeleine, and includes the rue de la Sermandière, the rue de la Monnerie, the rue Léon-Maupilé, the rue du Clos-Pichon, the rue de Savigny and the rue Anne-de-Bretagne. To the east, it extends along the rue de Laval, the rue de l'Yser, the rue de la Rouërie and the La Chattière residence, as far as the Iné area.
The district brings together the three areas that the Town groups within a single district council: la Madeleine, la Sermandière and la Chattière. It has the Madeleine school and sports ground. The ring road runs to the south, at the Sermandière roundabout, which gives access to the roads to Rennes, Vitré and Laval. INSEE, the French statistics institute, divides the area into two statistical units, and the rue de la Madeleine itself lies in the one the institute calls « Chattière-Iné ».

The district has gained 11 % over five years, from 1 740 €/m² in 2021 to 1 926 in 2026, and falls back by 2,3 % over twelve months. La Madeleine is the most expensive district in Fougères, at 1 926 €/m², but its lead is modest: 7 % above the town-wide average, and only 3 % above the Centre-ville. It is a residential area in the south of the town, well connected to the roads out towards Rennes, Vitré and Laval, where the supply of apartments is limited: sixteen sales a year. The typical buyer is a family, a worker who drives every day or a retiree looking for peace and quiet close to the centre. Two points to examine. Prices are consistent from one home size to another, from 1 887 €/m² for three rooms to 2 044 €/m² for two rooms: the age of the building and the condition of the co-ownership make more of a difference than floor area. And on such a narrow market, a valuation by address is worth more than an average price: the 11 % rise over five years is a trend, the 2,3 % dip over twelve months is not.
The average price in La Madeleine is 1 926 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 664 to 2 232 €/m² depending on the building, the floor and the condition.
