The history of Gap

Gap is the highest prefecture town in France: its centre sits at 735 metres, and the town's territory rises to 2 385 metres at the Raz de Bec. The town settled in a basin, where the Luye opens out, between the Charance mountain to the west and the col Bayard to the north, on the road linking Provence to the Dauphiné.

The old town is laid out around the cathedral of Notre-Dame-et-Saint-Arnoux and its narrow streets, ringed by a crown of boulevards opened in the nineteenth century. Beyond, urbanisation followed the slopes and the small valleys: Puymaure and Chabanas to the north-west, Molines and Les Fauvins to the east, Fontreyne and Beauregard to the south-west. The Charance estate, with its lake at 1 141 metres and the national alpine botanical conservatory, borders the town to the west.

The geography of prices follows altitude and outlook. The slopes of the west and north, from Les Eyssagnières to Puymaure, form the top of the market between 2 900 and 2 960 €/m². The north-east and the south, from Villarobert to Saint-Roch by way of Beauregard, hold between 2 520 and 2 600 €/m². The floor of the basin, from the town centre to the station, brings up the rear between 2 087 and 2 269 €/m². The gap between the most expensive district and the most affordable stays contained, at 42 %.

The Gap market is first of all a local one: first-time buyers, families and working buyers from an employment area where public administration, healthcare and tourism weigh heavily.
