The Givors market is stable over time. The average apartment price went from 1 887 €/m² in 2021 to 1 920 in 2023, its high point, before falling back to 1 858 in 2024 and then 1 866 in 2026, around -1 % over five years. Over the last twelve months, it is up 0,8 %. With 92 apartment sales a year, the town-wide trend is readable, but each district accounts for only between sixteen and 35 sales.
The districts are moving in different directions. Canal gains 8 % over five years and La Freydière 6 %, while Centre-ville falls 7 % and Varissan 2 %. Over twelve months, Varissan rises 16,7 %, driven by sales in a recent residence, on seventeen sales a year: this movement needs to be confirmed. Canal and La Freydière fall 5,7 % and 7,3 %, and Centre-ville is almost stable. For a seller, the price is defended on the condition of the property and of the co-ownership more than on the address. For a buyer, the comparison has to be made residence by residence.

Givors is a municipality of the Lyon metropolitan authority, at the confluence of the Gier and the Rhône, on the right bank of the river, between the Monts du Lyonnais and the foothills of the Pilat. The site has been occupied since Gaulish times, and the Romans grew wheat and vines at Bans. In the eleventh century, the Montagny family built a first wooden castle on the Saint-Gérald hill; at the start of the thirteenth century, Archbishop Renaud de Forez replaced it with a stone castle, which levied the Givors toll. The castle was destroyed during the siege of 1591; its ruins face the town hall.
In the eighteenth century, Givors became a town of transit and industry. In 1749, the king authorised the royal glassworks of Michel Robichon and Joseph Esnard, at the foot of the Saint-Gérald hill. The Givors canal, opened to navigation as far as Rive-de-Gier in 1780, received a basin dug from 1811 to 1813 in what is now the Canal district. The opening in 1830 of the Givors - Rive-de-Gier section of the Saint-Étienne to Lyon railway, the first line in France, sent the canal into decline, and navigation on it ended in 1878.
The industrial town grew in the nineteenth century: the Prénat foundry in 1839, the Fives-Lille workshops in 1861, the Souchon-Neuvesel glassworks in 1905 at the Basse-Freydière, the origin of the BSN group, which became Danone in 1994. The bombings of 1940 and 1944 devastated the Canal district, which was rebuilt after the war. The canal basin was filled in in 1965 and the A47 motorway, which follows its route, opened in 1970.
In 1973, « Vieux-Givors », declared unfit for habitation, was demolished; the architect Jean Renaudie built the Cité des Étoiles on the site from 1976 to 1982, and it received the remarkable contemporary architecture label in 2003. Givors joined Grand Lyon in 2007 with its neighbour Grigny, which became Grigny-sur-Rhône in 2025. The population rose from 18 437 inhabitants in 1999 to 21 379 in 2023. Today, 69,0 % of homes are apartments, and six main residences in ten date from the years 1946 to 1990.
Givors sells at 1 866 €/m² for an apartment, an affordable level within the Lyon metropolitan authority. The municipality has 39,9 % owner-occupiers and 58,1 % tenants, including 38,0 % who rent social housing. The buyer profile is that of first-time buyers and families who work in the Lyon conurbation or towards Saint-Étienne, drawn by the two stations and the A47, and of investors aiming to let. Three points to know before buying. The first is the narrow spread of prices: the four districts sit between 1 728 and 1 975 €/m², a gap of 14 %, and the condition of the building often counts for more than the address. The second is stability: the municipality stands at -1 % over five years and +0,8 % over twelve months. The third concerns priority areas: three priority urban neighbourhoods cover part of the centre, Les Vernes and Les Plaines, and within a single Immover district, prices vary from one residence to the next. A valuation at the address is useful.
The average price in Givors is 1 866 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 384 to 2 249 €/m² depending on the district. Property portals show asking prices, 10 to 20 % above the prices actually recorded.
Varissan, in the north of the town, at 1 975 €/m², 6 % above the town-wide average. That rank is partly due to a recent residence on rue Yves-Farge, whose sales take place above the district's prices. Canal follows at 1 921 €/m², then Centre-ville at 1 838 €/m².
Yes. Givors joined Grand Lyon in 2007 and is part of the Lyon metropolitan authority, a local authority created on 1 January 2015 that exercises the powers of a department on its territory. The postcode, 69700, remains that of the Rhône. Lyon is around 19 kilometres away as the crow flies.
They are stable. The average apartment price went from 1 887 €/m² in 2021 to 1 866 in 2026, around -1 %, after a high point of 1 920 €/m² in 2023. Over twelve months, it is up 0,8 %.
Houses sell at 2 734 €/m², 47 % more than apartments at 1 866 €/m². Houses make up only 30,6 % of the homes in the municipality, concentrated on the heights and at Bans; land area, condition and energy performance make the difference between two properties.
La Freydière, in the south and west of the town, at 1 728 €/m², 7 % below the town-wide average. The district has gained 6 % over five years. The gap with the most expensive district, Varissan, remains limited to 14 %.
