La Freydière brings together three sub-areas in the south of Givors. To the west, la Freydière and the Basse-Freydière run along the Gier valley, around rue Fleury-Neuvesel, the route d'Échalas, the chemin de la Haute-Freydière and the chemin de la Rama. To the east, the Bans plateau is organised around rue Renée-Peillon, avenue Anatole-France and rue des Combes. Between the two, the flank of the Saint-Gérald hill, rue Saint-Gérald and place Henri-Barbusse, holds part of the Cité des Étoiles, shared with Centre-ville.
Glassworkers settled at la Freydière in the nineteenth century and housed their workers there in buildings with open galleries and outside staircases, still visible today. In 1905, the Souchon-Neuvesel glassworks set up at the Basse-Freydière; closed in 2003, it was demolished in 2006, except for its chimney. Bans, farmed since Roman times, keeps its twelfth-century church of Saint-Pancrace, a listed historic monument; the first emergency housing estate in Givors was built there in 1953. The part of the district on the Saint-Gérald hill falls within the central priority urban neighbourhood.

La Freydière is the entry point to the Givors market, at 1 728 €/m², 7 % below the town-wide average, but only 14 % from the most expensive district. The district is mixed: glassworkers' buildings and residences in the Gier valley to the west, a more suburban area on the Bans plateau to the east, and the flank of the Saint-Gérald hill, where part of the Étoiles stands. The buyer profile is that of first-time buyers and families on a moderate budget, and of investors looking for yield. Two points to examine. The sub-area matters a great deal: an apartment at Bans and a home near the former glassworks do not belong to the same market, and the range, from 1 372 to 1 973 €/m², reflects this. And the 7,3 % fall over twelve months rests on sixteen sales a year: the 6 % rise over five years, from 1 636 €/m² in 2021 to 1 728 in 2026, gives a more reliable reading.
