Canal stretches between the Rhône and the foot of the hillsides, around rue du Moulin, rue Jean-Ligonnet, rue Eugène-Pottier, rue Victor-Hugo, the quai des Martyrs-du-8-Février-1962 and the promenade Maurice-Thorez. The square Pierre-Dupont and the church of Notre-Dame mark its heart. To the west, the district climbs to the foot of the Montrond hillside, along rue de Montrond and the route de Mornant.
The district takes its name from the Givors canal, opened to navigation in 1780, and from its basin, dug from 1811 to 1813 and filled in in 1965; the A47 motorway now follows its route. Its residents are known as the « Canaris ». Eustache Prénat set up his forges there in 1839. Bombed in 1940 and in 1944, the district was rebuilt after the war, as rue Jean-Ligonnet and rue Victor-Hugo show. The plane trees of the promenade Maurice-Thorez have their trunks half buried, because the quays were raised against the floods of the Rhône.

Two points to examine. The district brings together two markets: the buildings lower down, near the quays, and a few residences at the foot of the Montrond hillside, sold for less, which pull the recent average down. The range, from 1 362 to 2 433 €/m², is the widest in the town: compare a property with sales in the same street. And the 5,7 % fall over twelve months remains moderate compared with the 8 % rise over five years, from 1 784 €/m² in 2021 to 1 921 in 2026.

Over five years, yes: from 1 784 €/m² in 2021 to 1 921 in 2026, a rise of 8 %. Over twelve months, the price falls back 5,7 %, partly because of sales at the foot of the Montrond hillside, which are cheaper than those on the quays.
