Varissan occupies the north of Givors, on the slopes overlooking the Rhône plain. The district groups the Les Plaines and Les Vernes sub-areas, around rue Édouard-Idoux, home to the La Tour de Varissan co-ownership, rue Marcel-Cachin, the chemin de la Boule-Fraternelle, rue Yves-Farge and avenue Danielle-Casanova; further north, Les Vernes is organised around avenue Youri-Gagarine, avenue Gisèle-Halimi and place Charles-de-Gaulle.
The name comes from the Tour de Varissan, described as a former Roman post. In the seventeenth and eighteenth centuries, the Gizard, now the Les Plaines sub-area, carried vines and arable land; the Berger tile works, closed in 1957, extended around rue Yves-Farge. Les Plaines and Les Vernes each include a priority urban neighbourhood. At Les Vernes, a post-war housing estate undergoing urban renewal, a new neighbourhood centre is expected at the end of 2026 around place Charles-de-Gaulle.
Varissan sits at 1 975 €/m², the highest price in Givors, 6 % above the town-wide average, with seventeen apartment sales a year. It is down 2 % over five years and up 16,7 % over twelve months, a variation to be read with caution on such a small volume.
Varissan is the most expensive district in Givors, at 1 975 €/m², but that rank is explained first by a recent residence on rue Yves-Farge, whose sales since 2023 have taken place well above the rest of the district: it is a new-build effect more than a market gap. Outside that residence, Varissan sits at the level of Centre-ville. Sales in the district take place mainly in the co-ownership buildings of Les Plaines, such as La Tour de Varissan, and rarely in the social housing estates of Les Vernes. The buyer profile is that of families and working people looking for an apartment in good condition, sometimes recent, and of investors. Two points to examine. The range, from 1 506 to 2 355 €/m², is wide: compare a property with sales in the same residence and from the same period. And the 16,7 % rise over twelve months rests on seventeen sales a year and on an irregular series, from 1 728 €/m² in 2022 to 2 118 in 2025: the 2 % fall over five years gives a more stable reading.
The average price in Varissan is 1 975 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 506 to 2 355 €/m² depending on the building, the floor and the condition.

At 1 975 €/m², it is 6 % above the town-wide average. That rank is partly due to a recent residence on rue Yves-Farge, sold above the district's prices. Without it, Varissan would sit at the level of Centre-ville, at 1 838 €/m².
Over twelve months, they are up 16,7 %, but on seventeen apartment sales a year and under the effect of a recent residence. Over five years, the price is slightly down, from 2 022 €/m² in 2021 to 1 975 in 2026, a fall of 2 %.
