The history of Montigny-lès-Cormeilles

Montigny-lès-Cormeilles is a municipality in the Val-d'Oise department, on the north-western slope of the Parisis hills, 19 km as the crow flies from central Paris. Its name appears as early as 862 in the form Montiniacus; "lès Cormeilles" means "near Cormeilles". Given by Charlemagne to the abbey of Saint-Denis, the village remained its property until the Revolution.

For a long time, Montigny lived off the land: in 1823, nearly half of the territory was farmed, and the vineyards, which covered 43 hectares, gradually gave way to fruit trees. The inhabitants also worked in the plaster quarries, at Auguste Bordier's brickworks and, from 1875, on the construction site of the fort de Cormeilles. The Paris-Pontoise railway line opened on 20 June 1846. The territory was reduced twice, in 1922 with the creation of Beauchamp, then in 1950 in favour of La Frette-sur-Seine.

The village became a town with the ZAC des Frances, a planned development zone created on 10 September 1971, which provided for 3 600 homes according to the town. The population rose from 8 288 inhabitants in 1975 to 13 644 in 1982, and 44,1 % of today's main residences date from 1971 to 1990. Today, the municipality has 22 457 inhabitants, 56,6 % apartments and 43,0 % houses.

Two projects are shaping what comes next. To the north, the ZAC de la Gare, awarded the ÉcoQuartier label, plans 660 homes. Along the RD14, the town centre project is transforming a 26-hectare retail zone, with around 900 homes by 2030. This area of the boulevard Victor-Bordier still records too few apartment sales to have its own Immover district page.

Who buys in Montigny-lès-Cormeilles

An apartment in Montigny-lès-Cormeilles costs 2 648 €/m², in a Val-d'Oise municipality located between Argenteuil and Pontoise and served by Montigny-Beauchamp station, on the municipal boundary, where Transilien line H and RER C stop. The buyer profile is that of families and first-time buyers looking for a good-sized home, in a municipality where 56,8 % of households are owner-occupiers. Three points to know before buying. The first is the price geography: La Gare, driven by the recent homes of the ZAC de la Gare and the Croix-Blanche planned development zones, costs 3 727 €/m², 41 % above the average, while the Les Frances district, which grew out of the 1971 development zone, stands at 2 178 €/m². The second is the gap with houses, 44 %: with 43 % of homes being houses, detached housing forms a market of its own, more expensive per square metre. The third is the age of the housing stock: 44,1 % of main residences date from 1971 to 1990, and the condition of the building, the service charges and the energy performance weigh heavily on the real value of an apartment.
