The history of the district

Le Village is the historic heart of Montigny-lès-Cormeilles, on the north-western slope of the Parisis hills. It is organised around the Grande Rue, the town hall, at 14 rue Fortuné-Charlot, and the Saint-Martin church, rebuilt in 1898, whose octagonal bell tower dates from the eighteenth century. The Espace Corot occupies the former inn on the church square, which the painter depicted.

The area keeps the memory of the farming village: a spring was exploited and bottled there until 1993, and a local history museum opened on 31 August 2025 at 8 Grande Rue. To the south lies an area of detached houses, on the rue de la Poste, the avenue du Château, the rue des Ruisseaux, the rue des Vergers and the rue du Panorama, where villas built around 1920 still stand.

Le Village stands at 2 770 €/m², 5 % above the municipal average, with nineteen apartment sales a year. It falls by 3 % over five years and gains 3,7 % over twelve months.

Who buys in Le Village

Le Village is the historic district of Montigny-lès-Cormeilles, with a price slightly above the average, 2 770 €/m². Buyers here pay for a setting more than for a product: the Grande Rue, the town hall, the Saint-Martin church and the residential streets running down the slope of the Parisis hills. The buyer profile is that of families and couples looking for an apartment in a small block, close to the town's services. Two points to examine. The range, from 2 336 to 2 999 €/m², is wide: the district mixes older buildings with more recent residences, and the average price is a poor guide to any given property. An estimate by address is therefore useful. And the price falls by 3 % over five years, from 2 856 €/m² in 2021 to 2 770 in 2026: the rise of 3,7 % over twelve months rests on nineteen sales a year and is not enough to reverse this reading.
