Champ Capelet is the district of the Grand Marché covered market and of the railway station. The market, six thousand eight hundred square metres given over to food retailing, open from Tuesday to Sunday, was built by the Chaumény firm to plans by the architect Jean-Henri Mazon, facing the place du Catalpa, renamed place Pierre-Victor-Léger in June 1955. It is the leading focus of activity in the town after the thermal district.
The district also holds Vichy station, the second busiest in the former Auvergne region after Clermont-Ferrand, with an estimated million and a half passengers in 2023. It is served by the Intercités Paris-Clermont-Ferrand line, with compulsory reservation and seven return services a day on weekdays. This is therefore the arrivals district, and that weighs on its market.
The name of the area does not come from official statistics, which simply call it 'Marché', but from the municipal district committee and from the rue Capelet, which does lie inside the perimeter. Three streets were checked here by point-in-polygon: the rue de Paris, the boulevard Gambetta and the rue du Champ-de-Foire. Sales are concentrated on the rue de Paris, the avenue Victoria, the boulevard Gambetta and the rue Nicolas-Larbaud. The building stock is mixed, between late nineteenth-century investment blocks and town houses.
The district sits at 1 700 €/m², 13 % below the town average. It records eighty-two apartment sales a year, the second highest volume in Vichy. It gains 16 % over five years and 3,8 % over the last twelve months. The area around the place Jean-Épinat falls within Coeur d'Agglo, an inter-municipal priority neighbourhood under national urban policy.
Champ Capelet is the best compromise in Vichy between price and activity. At 1 700 €/m², it stands 13 % below the town average and 29 % below Vieux Vichy, while holding the Grand Marché covered market and the railway station, that is, the two busiest facilities in the town after the Parc des Sources. With eighty-two apartment sales a year, liquidity is good, the second highest in the town. The buyer profile is that of a first-time buyer or an investor looking for a yield without moving away from the centre: the station, a few minutes away on foot, feeds a rental demand that the plateau districts do not have. The size gradient here is steady and rising, from the studio at 1 546 €/m² to T4 and larger at 1 978, which is more conventional than in the rest of Vichy and is worth noting for an investor.
The average price in Champ Capelet is 1 700 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 320 to 1 953 €/m² depending on the building, the floor and the condition.

Paris-Bercy is around three hours away, Clermont-Ferrand 31 minutes.
'Marché' is the label used by official statistics, generic and borne by no street in the district. 'Champ Capelet' is the name of the town's official district committee, anchored by the rue Capelet, which lies well inside the perimeter. It is a name in real everyday use, independent of administrative nomenclature.
It is one of the best compromises in the town: 1 700 €/m², or 13 % below the town average, with the station and the Grand Marché covered market inside the district, and eighty-two sales a year to underpin liquidity. The size gradient is steady, from the studio at 1 546 €/m² to T4 and larger at 1 978, which leaves a choice of strategy.
