Denière occupies the east of Vichy, on the edge of Cusset, and it is the district that keeps the most traces of the working town. Its streets say as much: the rue de l'Imprimerie and the rue de l'Emballage, among the streets with the most sales in the area, recall the activities that had settled at a distance from the thermal district. The building stock is mixed, between small blocks of flats and town houses.
The street naming follows another logic, that of towns and provinces: Alger, Alsace, Orléans, Bordeaux, Bourgogne, Châteaudun, Marseille, Provence, Vendée. Three streets were checked here by point-in-polygon: the boulevard Denière, the rue de Bourgogne and the avenue de la République. Sales are concentrated on the rue de Bourgogne, the boulevard Denière and the rue de l'Imprimerie.
Two clarifications are worth making, because they run against intuition. The first is that THE HOSPITAL IS NOT IN THIS DISTRICT, even though the town hall calls it 'Dénière-Hôpital' and the boulevard de l'Hôpital runs through it: the Jacques-Lacarin hospital stands in the Les Garets district, further north. The second is that the avenue de la République is indeed here, and not in the area that official statistics call 'Les Bains-République', which lies a kilometre and a half to the west. The spelling used is 'Denière', that of the street and of the reference dataset, and not 'Dénière' with an acute accent.
The district sits at 1 547 €/m², 21 % below the town average. It records thirty-seven apartment sales a year. It gains 26 % over five years, the third strongest rise in the town, and 7,8 % over the last twelve months.
Denière is a fallback district, and that explains its trajectory. At 1 547 €/m², it stands 21 % below the town average and 36 % below Vieux Vichy, which makes it one of the most affordable entry points in the town while remaining within walking distance of the centre. The result: it gains 26 % over five years, the third strongest rise in Vichy, on a volume of thirty-seven sales a year that makes the measurement credible. The buyer profile is that of the local first-time buyer and of the investor aiming at yield rather than capital gains. The housing stock is more uniform than elsewhere, and that shows in the size gradient, the flattest in the town: from the studio to T4 and larger, everything sits between 1 529 and 1 579 €/m², a spread of 3 %. In Denière, floor area does not make the price, the condition of the property does.

No, despite the name. The municipal district committee is called 'Dénière-Hôpital' and the boulevard de l'Hôpital does cross the area, but the Jacques-Lacarin hospital in fact stands in the Les Garets district, further north. It is a common naming trap in Vichy.
The district gains 26 % over five years, the third strongest rise in Vichy, and 7,8 % over twelve months. The cause is a fallback effect: at 1 547 €/m², or 36 % below Vieux Vichy, it is one of the most affordable areas in the town while remaining within walking distance of the centre. Thirty-seven sales a year make that measurement solid.
Very little, and that is the peculiarity of the district. From the studio to T4 and larger, everything sits between 1 529 and 1 579 €/m², a spread of 3 %, the flattest gradient in Vichy. The stock here is uniform: it is the condition of the property and its energy rating that make the difference in price, not the type of unit.
