The Viry-Châtillon market is that of a well-connected outer-suburban town that has entered a correction phase. With an average price of around 2 818 €/m² for an apartment and 179 sales a year, Viry-Châtillon sits below the inner-ring towns of southern Paris while staying above its neighbours in the Essonne. The price is down 2 % over five years and up 2,1 % over twelve months: the recent movement does not yet offset the decline of the period.
The second fact is the gap between districts, which reaches 61 %. It sets Port-Aviation, the most expensive and the closest to the Juvisy rail hub, against Coteaux de l'Orge, the large estate to the west, at 2 329 €/m². Only one district stays below fifteen apartment sales a year, Port-Aviation, with eleven. Its annual movement of +8,9 % is statistical noise rather than a trend: on this page, rely on the average of the last two years.

Viry-Châtillon was born from the merger of two villages on the left bank of the Seine, Viry and Châtillon, long separated by the market gardens of the plain. The town stayed rural until the railway, and then the motor car, tied it to the southern suburbs of Paris.
One episode made it known well beyond the Essonne department. In 1909 the plain hosted Port-Aviation, the first organised airfield in the world, with its grandstands, its runway and its hangars. The streets of the district still carry the trace of it: Roland-Garros, Guynemer, Védrines, Baronne-de-Laroche, capitaine Ferber. The population growth of the years 1954 to 1962 then built the Cilof housing estate, on the slopes above the Orge, and the plateau filled with suburban houses. The lake of Viry-Châtillon, the largest stretch of water in the Paris region open to water sports, came from the working of the sand pits.
The geography of prices follows that pattern. Port-Aviation holds the top of the market at 3 739 €/m². Châtillon follows at 3 057, ahead of the town centre at 2 793. Le Plateau stands at 2 616 and Coteaux de l'Orge closes the ranking at 2 329. Between the first and the last, the gap reaches 61 %.
The Viry-Châtillon market is an outer-suburban market shaped by the RER commuter rail. Juvisy station, on the northern edge of the town, puts central Paris around thirty minutes away on the RER C and the RER D: it is what makes the value of the northern areas. Added to that is spillover demand from the Hauts-de-Seine and the Val-de-Marne, where the same budget no longer buys the same floor area. The point to know before buying is that the market has turned: it is down 2 % over five years, and three of its five districts have fallen over the period. A house, at 3 719 €/m², sells 32 % above an apartment, a wide gap that weighs on the choice between a house on the plateau and an apartment in the centre.
The average price in Viry-Châtillon is 2 818 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 287 to 3 282 €/m² depending on the district. Property portals show asking prices, 10 to 20 % above the prices actually recorded.
No, and the gap is clear: 61 % between the most expensive district and the most affordable. Port-Aviation shows the highest average price, around 3 739 €/m², while Coteaux de l'Orge sits at around 2 329 €/m². Between the two, Châtillon is at 3 057 €/m² and the town centre at 2 793 €/m².
The town combines proximity to the Juvisy rail hub, which puts Paris around thirty minutes away on the RER C and the RER D, a setting shaped by the lake and the Seine, and prices well below those of the neighbouring Hauts-de-Seine and Val-de-Marne.
It is easing slightly. Over five years the average price is down around 2 %, and three districts out of five have fallen over the period: Châtillon by 7 %, the town centre by 5 %, Coteaux de l'Orge by 1 %. Only Port-Aviation and Le Plateau have risen. Over the last twelve months, the town has regained 2,1 %.
In this town the district is the first factor, with a 61 % gap between the top and the bottom of the market, and the distance to Juvisy station weighs heavily. Start from the price in your own area, then adjust for year of construction, condition, energy performance, floor level and the presence of a lift or a parking space.
