The history of the district

Châtillon is one of the two villages whose merger formed the town. It occupies the north of the territory, between place de la République and the Seine. Rue Francoeur and avenue de la République, both checked here by point-in-polygon, draw its old heart.

Avenue Pierre-Brossolette, boulevard Fleury, rue Henri-Barbusse, avenue Marc-Sangnier and boulevard Husson complete the upper part. Towards the river, allée Jacques-Louis-Larue, allée Sully, boulevard Meder, rue Grande-Rive and quai de Châtillon run down to the port aux Dames. The building stock mixes village houses, post-war blocks and more recent developments along the Seine.

This is the busiest market in Viry-Châtillon: sixty-one apartment sales a year, a third of all transactions in the town. The average price stands at 3 057 €/m², 8 % above the town average, within a range of 2 581 to 3 428 €/m². The district is up 7 % over twelve months but down 7 % over five years.

Who buys in Châtillon

Châtillon attracts buyers who want to stay in the north of the town, on the side of Juvisy station and Paris, without paying the level of Port-Aviation. The district offers the widest variety of properties in the town, from village housing to riverside developments, and it is the most liquid: a third of all sales in Viry-Châtillon take place here. Studios come out at 3 803 €/m², well above large units at 2 658, which naturally steers buy-to-let investment towards the smaller lot. The point to know is the trajectory: despite a recovery of 7 % over twelve months, the district remains 7 % below its 2021 level.
