Port-Aviation occupies the north-east of the town, on the plain that borders the Seine. The name comes from the airfield opened in 1909, the first organised airfield in the world, with its grandstands, its runway and its hangars, built to receive the crowds at flying meetings.
The streets carry its memory: rue Roland-Garros, boulevard Guynemer, rue Védrines, avenue Baronne-de-Laroche, rue Eugène-Lefebvre, rue du Capitaine-Ferber. Boulevard Guynemer and rue Roland-Garros are both checked here by point-in-polygon. Avenue Gabriel-Jaillard, boulevard Gabriel-Péri, rue Pierre-et-Marie-Curie and rue du Docteur-Calmette complete the street pattern, in a fabric mixing interwar houses with small apartment developments.
This is the leading market in Viry-Châtillon by price level: 3 739 €/m², 33 % above the town average, on only eleven apartment sales a year. Its range runs from 3 249 to 4 318 €/m². It is also one of only two districts in the town to rise over five years, by 4 %.
Port-Aviation is the station district. Juvisy station, one of the leading rail hubs of the Paris region, is a few minutes on foot from the northern edge of the area, and puts central Paris around thirty minutes away on the RER C and the RER D. It is that connection, more than the setting, that makes the price: the district sits 61 % above Coteaux de l'Orge, at the other end of the town. Investors here target the small unit, carried by the same commuters: studios sell at 4 919 €/m², by far the highest level in Viry-Châtillon. The point to watch is the volume: eleven apartment sales a year makes this the thinnest market in the town, and no annual movement can be read on its own.
The average price in Port-Aviation is 3 739 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 3 249 to 4 318 €/m² depending on the building, the floor level and the condition.

Because it is the station district. Juvisy puts central Paris around thirty minutes away on the RER C and the RER D, which attracts commuters. At 3 739 €/m², the area sits 33 % above the town average and 61 % above Coteaux de l'Orge.
From the first organised airfield in the world, opened in 1909 on the plain of Viry-Châtillon, with grandstands, a runway and hangars for the crowds at flying meetings. The streets of the district now carry the names of the pioneers: Roland-Garros, Guynemer, Védrines, the baroness de Laroche, capitaine Ferber.
It calls for caution. The district records only eleven apartment sales a year: the rise of 8,9 % recorded over twelve months is statistical noise, not a trend. Rely instead on the average of the last two years and on the rise of 4 % over five years.
