The average price per m² for an apartment in each district of Auch covered by Immover, ranked from the most expensive to the most affordable.
The Auch market has risen over time. The average apartment price went from 1 503 €/m² in 2021 to 1 691 in 2026, around 13 % over the period. The rise has recently stopped: after a high point of 1 711 €/m² in 2024, the price has fallen 2,2 % over the last twelve months. With 164 apartment sales a year, the town-wide trend is readable, but each district accounts for only 17 to 42 sales.
Six districts out of seven have risen over five years. Haute-Ville leads, with 23 % over five years and 10 % over twelve months, ahead of Le Couloumé, 16 %, and Le Garros, 14 %. Basse-Ville alone has fallen, by 12 %. Over twelve months, Le Couloumé, Embaquès and Basse-Ville have each lost around 10 %, on small volumes: these movements need confirming before any conclusion is drawn. For a seller, this means that the price is defended on the quality of the property more than on the address. For a buyer, it means that the room for negotiation depends mainly on the condition of the home and of the building.
Auch compared with the major French cities, on the average price per m² for an apartment.
Auch is the prefecture town of the Gers department, built on either side of the river of the same name. The town was called Elimberris before becoming Augusta Auscorum in Roman times, the city of the Ausci, one of the twelve cities of Novempopulania. After the destruction of Eauze early in the fifth century, it became the metropolis of the province and the seat of an archbishopric that lasted until the French Revolution.
In the Middle Ages the town was shared between the count and the archbishop: in the twelfth century, sixteen consuls ran it, eight for the count's city and eight for the bishop's city, and the counts of Armagnac set up their capital in Lectoure. The cathedral of Sainte-Marie, built from 1489 to 1680, keeps 113 carved oak choir stalls and 18 stained-glass windows by Arnaud de Moles. It has been on the UNESCO World Heritage List since 1998, as part of the Routes of Santiago de Compostela in France. Next to it stands the tour d'Armagnac, a former prison dating from the fourteenth century.
The eighteenth century gave the upper town its present appearance. Antoine Mégret d'Étigny, intendant from 1751 to 1767, turned Auch into a road junction and laid out the avenues that bear his name; the town hall was completed in 1778. The monumental staircase, opened in 1863, links the lower town to the upper town. The statue of d'Artagnan was placed there in 1931: the musketeer was not born in Auch, but at the château de Castelmore, near Lupiac.
The lower town, on the right bank, suffered devastating floods of the Gers in 1897 and 1952, before the river was re-engineered in 1977. To the south, the town built Le Garros from 1962 to 1976, the only priority urbanisation zone in the department. Today, 52,7 % of the municipality's homes are apartments and 46,8 % are houses; more than half of the housing stock dates from 1946 to 1990.
An apartment in Auch costs 1 691 €/m², an affordable level for a prefecture town. The municipality has 43,9 % owner-occupiers and 54,2 % tenants. The buyer profile is that of first-time buyers and families, public-sector employees, retirees drawn by the town and its heritage, and investors aiming at the rental market, particularly near the Embaquès university campus. Three points are worth knowing before buying. The first is the narrow spread of prices: six districts sit between 1 662 and 1 802 €/m², a gap of 8 %, and the choice of district weighs less than the condition of the property. Basse-Ville is the exception, 19 % below the average and down 12 % over five years. The second is the gap between houses and apartments, barely 3 %: in a town where almost one home in two is a house, a house is not a rare product. The third is the trend: the municipality gains 13 % over five years but falls 2,2 % over twelve months, and the annual changes in the districts rest on small volumes.
The average price in Auch is 1 691 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 415 to 1 918 €/m² depending on the district. Property portals show asking prices, 10 to 20 % above the prices actually recorded.
Le Couloumé, in the north of the right bank, at 1 802 €/m², 7 % above the town-wide average. Embaquès follows at 1 764 €/m², then Haute-Ville at 1 719 €/m². The gap remains small: six districts of Auch sit between 1 662 and 1 802 €/m².
At 1 371 €/m², it is 19 % below the town-wide average. The district, on the bank of the Gers, suffered the great floods of 1897 and 1952, and its old buildings often need work. Its price has fallen 12 % over five years, while every other district has risen.
No. The musketeer was born at the château de Castelmore, near Lupiac, in the Gers. Auch honours him with a statue by Firmin Michelet, unveiled in 1931 on the monumental staircase that links the lower town to the upper town.
Over five years, yes: the average apartment price went from 1 503 €/m² in 2021 to 1 691 in 2026, around 13 %. Over twelve months, it has fallen 2,2 %. Haute-Ville has risen the most, by 23 % over five years, while Basse-Ville has fallen 12 %.
It is small: houses trade at 1 740 €/m², barely 3 % more than apartments at 1 691 €/m². Houses make up 46,8 % of the municipality's homes, so supply is plentiful. Condition, plot size and energy performance make the difference between two properties.
