The history of the district

Le Garros covers the whole south of Auch. The area brings together the hospital, on the allée Marie-Clarac, the Garros upper secondary school, the parc de la Boubée, recent developments along the allée Alain-Bombard and the allée Joseph-Gesta, and, in its south-eastern part, the La Hourre and Grand Garros estates.

These estates grew out of the only priority urbanisation zone in the Gers, built from 1962 to 1976: 1 086 flats and 280 houses on 31 hectares. Grand Garros is today a priority urban neighbourhood with 2 653 inhabitants. An urban renewal programme was carried out there from 2021 to 2024, combining refurbishments, demolitions and new homes, for around 70 million euros according to the town; the Grand Garros shopping centre was delivered in 2024.

Le Garros stands at 1 662 €/m², 2 % below the town-wide average, with eighteen apartment sales a year. It has gained 14 % over five years and remained stable over twelve months.

Who buys in Le Garros

Le Garros is a large area in the south of Auch, priced close to the average, at 1 662 €/m². It is worth knowing what that price describes. The Grand Garros priority urban neighbourhood, in the south-eastern part around La Hourre and the rue des Canaris, is made up very largely of social housing, and sales there are rare. Apartment sales in the area take place mainly in recent developments outside the priority neighbourhood: on the allée Alain-Bombard, where the Perle du Gers co-ownership was built in 2008, and on the allée Joseph-Gesta, near the hospital. The buyer profile is that of working people, notably from the hospital, families and investors looking for a recent home at a moderate price. Two points call for scrutiny. The range, from 1 497 to 1 877 €/m², varies with the development: compare a property with sales in the same co-ownership. And the 14 % rise over five years, from 1 453 €/m² in 2021 to 1 662 in 2026, has levelled off over the last twelve months.
