The town centre of Bussy occupies the geometric heart of the town, on either side of the rue Buissonnière. It brings together two areas built a few years apart: to the north the composers' walkways, Troubadours, Luthiers, Josquin-des-Prés, around the boulevard Antoine-Giroust; to the south the rue des Halles, the rue des Chalands and the place Jacques-Prévert.
In the national statistics office records these two areas carried two labels that differed only by a compass direction, which the Immover editorial charter does not accept. They are brought together here under the name the town itself gives them, through its Centre-Ville neighbourhood council. Seven street markers were checked one by one to make sure each falls inside that boundary.

The town centre attracts those who want everything on foot: the shops, the services and the RER. It is also the most contrasted area in Bussy, with a range of 4 041 to 5 593 €/m², the widest in the town. Studios come out at 5 529 €/m², the highest level of any district, which makes it the ground for buy-to-let. Conversely, three-room flats fall to 3 832 €/m², below the town-wide average: the large units of the first phases are proportionally cheaper there than the small recent ones. In this district more than anywhere else in Bussy, the delivery date of the scheme makes the difference.

Because the district sets side by side schemes handed over more than twenty years apart. Its range, from 4 041 to 5 593 €/m², is the widest in the town, even though Bussy is the most even town in the area. Here the year of construction of the scheme weighs more than the street.
It is the area that fits that plan best. Studios come out at 5 529 €/m², the highest level in the town, which reflects rental demand supported by the immediate proximity of the RER A and of the employment centres of Marne-la-Vallée. The trade-off is an entry price higher than elsewhere in Bussy.
Yes. The district gains 7 % over five years and 2,7 % over twelve months, the best trajectory in the town. On twenty-seven apartment sales a year those figures carry statistical meaning, but they should still be read as an underlying trend rather than a short-term movement.
