Le Golf occupies the west of Bussy-Saint-Georges, around the Bussy-Guermantes golf course. The avenue du Golf carries two hundred and fifty-two transaction records there, and the promenade des Golfeurs, the square du Grand-Veneur and the rue de l'Hermine were checked point-in-polygon.
The district takes in the old village of Bussy, the hamlet of five hundred people that existed before the new town, as well as the Les Violennes area, the first development built in the early 1980s. These are the only two parts of the town that escape the logic of the large estate: they hold detached houses, town houses and a few small blocks, on a looser fabric than anywhere else in Bussy.

The fabric is looser than elsewhere, between detached houses, town houses and small blocks, so the apartment market there is narrow: nineteen sales a year, the lowest volume in the town. The breakdown by property type confirms it and runs against everything else in Bussy: it is the four-room flats and larger that hold the top of the market, at 4 776 €/m², ahead of studios at 4 581. In other words, this is a district of families, not of investors. The proximity of the golf course and the old village supports demand for larger homes.

At 4 776 €/m², four-room flats and larger come out above every other property type there, the opposite of what is seen everywhere else in Bussy where studios hold the top of the market. It is the signature of a family district: demand is for floor space, a garden and a view over the course, not for the small buy-to-let unit.
It calls for caution. The district has only nineteen apartment sales a year, the lowest volume in the town: the 1,2 % fall recorded over twelve months is statistical noise. Go instead by the 2 % decline over five years, calculated on a wider sample. For a house, the local market is deeper than the apartment one.
The original hamlet, which had five hundred inhabitants in 1980, is part of this district. It has no separate page on this site because the statistical boundaries do not separate it from the Le Golf area and because its apartment market, on its own, would not be measurable. With Les Violennes, it is the least dense part of the town.
