Les Cent Arpents covers the whole south of Bussy-Saint-Georges, from the Grand-Place to Les Coudrais. The name comes from the locality, which on its own carries one thousand four hundred and sixty-eight transaction records in the land files: it is by far the largest single holding in the town, and the name taken up by the three big property portals.
The area concentrates most of the apartment schemes of the new town, around the avenue de l'Europe, the avenue Marie-Curie, the boulevard Mendès-France and the avenue Jacques-Cartier. Nine street markers were checked point-in-polygon there. It is also here that the southern half of the Sycomore eco-district unfolds, its locality appearing in one hundred and forty-nine transactions and the Génitoy estate marking the heart of the boundary.
The district sits at 4 310 €/m², very close to the town-wide average, on one hundred and sixty-seven apartment sales a year. That is 70 % of the town's market: no other area comes close. Its range runs from 3 920 to 4 725 €/m², and it is perfectly stable over five years.
Les Cent Arpents is the benchmark market of Bussy-Saint-Georges, quite simply because seven out of ten apartments in the town sell there. The typical buyer is looking for a recent flat in a block, within walking or bus distance of the RER A, in an area well provided with shops and public facilities. Studios come out at 5 249 €/m² and four-room flats and larger at 3 893: the gap between small and large units is the most regular in the town, with no anomaly. It is the district where a valuation based on the area average is the most reliable in Bussy, because the number of comparable transactions there is the highest.

In part. The Sycomore development zone, created in 2008 and delivered by the public developer ÉpaMarne over one hundred and seventeen hectares, has its boundary straddling two areas of the town: its southern half falls within Les Cent Arpents, where the locality appears in one hundred and forty-nine transactions and where the Génitoy estate lies, its northern half within Le Clos Saint-Georges. That is why it has no separate page on this site.
